The design for 135 South LaSalle - an ambitious adaptive reuse project and a cornerstone of the City of Chicago's LaSalle Street Reimagined program - is featured in a recent Engineering News-Record story exploring office-to-residential conversions in major US cities. Formerly known as the Field Building, 135 South LaSalle is the largest development in the LaSalle Street Reimagined portfolio, encompassing 624,000-square-feet. Once complete, the project will deliver 386 new residential units and 92,000-square-feet of retail and commercial space, helping to usher in a vibrant new chapter for the historic LaSalle Street corridor. Office-to-residential conversions offer a promising path for reducing vacancies and increasing urban housing supply and can deliver substantial environmental benefits, but they are also complex, complicated projects. "The economics are critical" on conversions "because you'll get to a threshold where it might lay out nicely, but it's too expensive to support the future income. Further, you have to bring [a historic building] up to current code," SCB president and CEO Chris Pemberton says. "We're reviewing the energy model for the exterior envelope very closely. We're going to replace all of the windows with more modern ones, but it is a landmark facade. We'll work in close collaboration with the landmark preservationists on that." SCB is redefining urban living in Philadelphia. In a recent feature by Philadelphia Style Magazine, SCB Principal and Executive Director Clara Lopez- Wineberg, AIA offers a behind-the-scenes look at the vision driving three of the firm’s standout residential towers — The Laurel, Josephine, and The Alcott. Each project is a bold expression of contemporary design grounded in the city’s rich architectural legacy. More than just buildings, these luxury residences offer distinct experiences that reflect the culture of their neighborhoods through refined materials and thoughtful details. Take The Alcott, a 12-story, 387,000-square-foot tribute to Northern Liberties’ industrial past. Its striking metal exterior gives way to elegant interiors, creating a seamless dialogue between grit and grace. “The design transitions from the manufacturing metal and patina of the past on the building’s exteriors to an opulent interior with plush furnishings, stone articulation, displayed on fireplaces and golden accents.” – Clara Wineberg, AIA Read the full article here: https://lnkd.in/gNwHq7Xc #SCBdesign #PhiladelphiaDesign #BostonDesign

In the latest issue of Properties Magazine, SCB Principal Devon Patterson, AIA, LEED AP describes the design process behind Raye, a 229-unit luxury residential tower located in Shaker Heights, Ohio, the tallest building in the Cleveland neighborhood. A novel addition to the Van Aken District, the 400,000 square-foot building introduces urban living to a suburban area. Inspired by the landscape and traditional Tudor-style homes of Shaker Heights, the design integrates the city's historic architectural character while providing a contemporary aesthetic for the mid-rise residential building. "We wanted the green spaces to be indicative of a traditional Shaker Heights neighborhood with big trees and outside areas for residents to use." - Devon Patterson, AIA, LEED AP Read more about Raye here: https://lnkd.in/dc3XKCwm

In a recent Senior Housing News article, SCB Principal Jim Curtin, AIA shared the design inspiration behind The Mather, a 748,000 square-foot, two-tower urban senior living community in Tysons, Virgina. Through integration with the outdoors and a robust amenity program for the Life Plan community, the development redefines senior living wellness and lifestyle standards for a new generation of residents. “A sign of a successful community is that you walk into it, and you are immediately confronted with a plethora of spaces that allow people to mix and engage and they’re thriving.” - Jim Curtin, AIA The community pre-sold 70% before construction started and is currently 90% sold and 76% occupied, an exceptional achievement reflecting the impressive architectural impact of our designs and creative planning on urban living.
