Model Group is an integrated property development, construction, and management company with a mission to positively transform communities and a passion for revitalizing urban neighborhoods. We accomplish our work in three primary ways: neighborhood revitalization, high impact affordable housing that is indistinguishable from market-rate, and value-add construction with a partnership approach to general contracting. Our wide breadth of experience spans historic preservation and new construction, mixed-use urban development including housing, office, institutional, and neighborhood retail, and affordable housing with non-profit partners serving diverse populations including families, seniors, and those in need of permanent supportive housing. Model Group has developed more than $1.2 billion in real estate, routinely layering public and private financing tools to successfully solve the most complex problems faced by our partners and the communities we serve. Our partners include private investors, mission-based non-profits, civic leadership, and a range of additional financial partners.

We are incredibly honored that The Mercantile Apartments has been named the first-ever recipient of the Building Cincinnati’s Future Award, presented by Cincinnati Business Courier and Allied Construction Industries. This inaugural award recognizes projects that are reshaping the future of our region, and we’re deeply grateful to be part of this significant milestone. The transformation of the Mercantile Building has been a true labor of love for the Model Group team. This $84 million renovation preserved the character of the Historic Mercantile Library, as well as the Mercantile and Formica buildings, honoring their architectural integrity while integrating modern design. This project is a catalyst for the revitalization of a pivotal area in downtown Cincinnati. The addition of 171 new residential units helps transform the Central Business District into more than just a 9-to-5 destination—it now offers a place where people can work, play, and live. It’s a perfect example of how Model Group’s mission to positively transform communities through thoughtful development comes to life. OCCH is proud to announce the financial closing of Renew Miami Chapel in Dayton, Ohio, located in the Choice Neighborhood Dayton community. This 44-unit new construction development will provide much-needed affordable housing. Led by Model Group and Invictus Development Group, Renew Miami Chapel will transform a housing site originally built in the 1940s to better serve the needs of families today. Supportive services will be provided by Resident Services, a department of Greater Dayton Premier Management. We look forward to welcoming residents in Summer 2026. Excited to finally visit the The Mercantile Library. Built in 1835, this stunning space is now part of a mixed-use residential development led by Bobby Maly and the Model Group. Bobby stated Historic tax credits played a crucial role in its successful transformation. With the longest lease record of 10,000 years, this library houses an impressive collection of over 85,000 books. There is 16,000 SqFt of first floor retail available. Currently, 172 units are available for lease, making it a vibrant hub in our city. A big shoutout to Kimberly Fantaci and ULI Cincinnati for organizing this engaging Real Deal event! This Black History Month, OCCH recognizes the legacy of the historic Manse Hotel in Cincinnati’s Walnut Hills neighborhood. Established in 1950, the Manse was a landmark destination for African American musicians, athletes, and political figures. Today, through restoration in partnership with Model Group, Episcopal Retirement Services, and ArtWorks, it has been transformed to the Manse Apartments, offering affordable housing for seniors while preserving a piece of history. OCCH and Fifth Third Bank provided equity for the development and contributed a $30,000 grant to support a mural led by artist Cedric Michael Cox. This initiative added to the building’s vibrancy while creating paid artistic opportunities for local youth. The Manse continues to stand as a symbol of resilience and revitalization in Walnut Hills.
