    We are incredibly honored that The Mercantile Apartments has been named the first-ever recipient of the Building Cincinnati’s Future Award, presented by Cincinnati Business Courier and Allied Construction Industries. This inaugural award recognizes projects that are reshaping the future of our region, and we’re deeply grateful to be part of this significant milestone. The transformation of the Mercantile Building has been a true labor of love for the Model Group team. This $84 million renovation preserved the character of the Historic Mercantile Library, as well as the Mercantile and Formica buildings, honoring their architectural integrity while integrating modern design. This project is a catalyst for the revitalization of a pivotal area in downtown Cincinnati. The addition of 171 new residential units helps transform the Central Business District into more than just a 9-to-5 destination—it now offers a place where people can work, play, and live. It’s a perfect example of how Model Group’s mission to positively transform communities through thoughtful development comes to life. This initiative will feature concert venues, dining, event spaces, and waterfront access, creating a vibrant gathering place that enhances community well-being and economic value. Funded through a strategic mix of TIF, grants, private donations, and partnerships, we're collaborating with AG Lafley, and Sweet Sparkman Architects, and Agency Landscape + Planning to create a lasting, vibrant community centerpiece.  #IterumImpact

    So excited to read about the formation of Iterum Consulting. My time with Model Group was incredibly formative by demonstrating what is possible in real estate development when the approach is to creatively find ways to finance projects that bring buildings back to life that otherwise are left to decay. A resolute determination to deliver the desired outcome for neighborhoods, no matter the obstacles. There are easier ways to invest in real estate without the hurdles that come with TIFs, historic preservation tax credits, unique ownership structures and phasing developments to ensure a cohesive neighborhood fabric, but the impact on a community is undeniable when the primary goal of the development is to strengthen the community around it. Woerner Company is built to emulate the Model Group approach in Northern Kentucky, albeit at a much smaller scale. It is great to see that other communities around the country will have access to the knowledge, wisdom, and principles that have revitalized neighborhoods in Cincinnati, Dayton and Fort Wayne.
