Ronan Group Real Estate was proud to host a topping out ceremony yesterday [March 25] at the new European headquarters for Citi, the global bank, at Waterfront South Central on Dublin’s north quays. The building ranging from five to nine storeys over a triple basement will provide 459,000 sq ft GIA of state-of-the-art commercial space with the highest standards of design and technology. Citi will increase its footprint in Ireland and take ownership of one of the most sustainable buildings in its global real estate portfolio when construction is completed next year. Spencer Place continues to be expertly managed by RGRE’s residential platform, Libra Living, who played a key role in accumulating and organising the information and data needed for the BREEAM application. Ronan Group would like to say a big thank you to CBRE Ireland for working with us on our BREEAM application, and to our contractor for this project PJ Hegarty & Sons for delivering this building to such a high standard. These include some of our most iconic properties: 🏢 70 Grafton Street (home to PTSB and City Break Apartments) ☕ 78-79 Grafton Street (location of Bewley’s Café) 🏙 Percy Exchange, Percy Place, Dublin 4 🏢 St James House, Adelaide Road, Dublin 2 The timing couldn’t be better, following Dublin City Council’s approval last week for the construction of the major residential development of 550 new homes at our Waterfront South Central site on Dublin’s North Wall Quay alongside the Citi building and an additional 275,000 square feet of office space. Rory Williams, CEO of RGRE, said: "This is another positive day for Ronan Group Real Estate following the news that our plans at Waterfront South Central have been given the green light by Dublin City Council. We can now forge ahead with the delivery of a large-scale office and residential development alongside the Citi building. Ronan Group Real Estate is delighted to announce it has secured planning permission for the residential elements phase of its mixed-use development at its Waterfront South Central site, adding 550 apartments across three buildings to existing plans for four commercial blocks, including Citi’s new corporate offices already at an advanced stage of construction. The news made the lead in the Irish Times commercial property supplement today and was flagged on the newspaper’s front page. The residential element will include a 25-storey block that will become the tallest building in the Republic of Ireland upon completion and will provide residents with 3,043sq m (32,750sq ft) of amenity space, including a residents’ lounge, a gym, chill room and spa, padel courts at roof and basement level, a bookable kitchen and town-hall meeting space. The 25-storey building will also include two floors of public space, featuring a restaurant and viewing terrace at the top of the building with panoramic views of Dublin Bay, the Liffey and the Wicklow Mountains.. The residential units will be expertly managed by RGRE’s residential operations platform, Libra Living, which has proven to be a great success at Spencer Place, and will be delivered to the highest sustainability standards. The commercial element of this planning application consists of 2 Grade-A office blocks, totalling 373,000 sq. ft. The plans will constitute the third largest mixed-use project in the capital after the Glass Bottle project fronting onto Sandymount Strand and the Spencer Dock development just upstream on North Wall Quay. Ronan Group is at the heart of all three developments which will bring more than nine million square feet of Grade A commercial and residential property to the heart of Dublin City. After five years at RGRE, we bid farewell to Cian McGarry as he embarks on an exciting new adventure in Australia.   Cian has been an invaluable member of our development team, contributing immensely to our success and displaying hard work and dedication across several of our key projects in recent years. In particular he played a key role in the delivery of RGRE’s Treasury Annex project.   Everyone had a great time celebrating Cian’s contributions to RGRE on a team day out at Pitch Ireland. We were very impressed by the offering at Pitch and would highly recommend to others to give it a go.
