Mass Timber Multi-Family in Somerville, MA 154 Broadway is a Passive House pre-certified, 45-unit, market-rate multi-family residential building with a mass timber structure. The Type I-A building includes four stories of rental units over a podium comprising a concrete composite deck, steel frame, and metal stud walls. The residential floor slabs are CLT and bear on light-frame wood stud walls below. The project was one of two pilots for the use of eastern hemlock-tamarack CLT, which was deployed over common areas and in one accent wall to highlight the potential for native New England species in CLT construction. Technical Engineering Guidance—CLT Shear Wall Options in the U.S Cross-laminated timber (CLT) panels are noted for their significant strength and stiffness when subjected to in-plane forces, making them highly suitable for use in shear walls. This application is of great interest to North American building designers, as the ability to use a CLT shear wall system means that a structure can be built using mass timber for 100% of its vertical and horizontal framing. While the adoption of new seismic-resisting systems requires significant research and product development beyond the work needed for gravity systems, there are several CLT shear wall systems available for use on U.S. projects and others in development.
