Two townhouses at The Henry recall New York City's historic mansions while offering the comforts of modern living. With wide plans, high ceilings, and central, private entrances, each townhouse occupies two floors of a five-story building attached to the building’s tower and amenities. Through French doors, each townhouse directly accesses a private garden, which functions as an outdoor room and extension of the townhouse. Drawing on more than a decade of RAMSA projects, we presented "Design of Traditional Buildings In Precast" at the Facades+ Conference. RAMSA Senior Associates Silas Jeffrey, AIA and Anthony McConnell were joined by Matt Krebs of High Concrete Group. Their presentation and workshop addressed: ✔️ The diversity and dynamic potential of architectural precast ✔️ Practical strategies for precast panel layouts ✔️ Designing traditional details, windows, and door frames ✔️ Utilizing finishes and materials on precast to create unique, traditional designs The workshop included interactive panel diagramming exercises for participants to complete. In the bustling heart of Shanghai, Lakeville Phase V introduces a distinguished residential development to Taipingqiao, an area rich in both historical and cultural significance. Our design for Lakeville V’s community includes a variety of high-rise and mid-rise residential buildings that combine warm granite facades, large windows, and modern materials — all unified by a common design language. Lakeville V spans a carefully curated site overlooking Taipingqiao Park. It blends modernity and history by integrating historical preservation with Art Deco-inspired architecture, Western Classical design and local traditions. Architectural precast construction is a technique we've employed on several projects to meet schedules, budgets, and even sustainability goals. Pictured here is the Conway School of Nursing at The Catholic University of America. Designed in the Collegiate Gothic style that distinguishes the campus, the project incorporated precast panels made with stone salvaged from a demolished building. Pezet 195 connects the architectural traditions of Lima to lessons from early 20th century New York apartment houses. Setback terraces break down the volumes of Pezet 195's dual towers connected to a mid-rise building, all of which are clad in brick and limestone. These terraces also form multiple series of outdoor and hanging gardens, supporting indoor-outdoor living in Lima's temperate climate. Colgate University’s Olin Hall has been transformed into a state-of-the-art science building for the University’s new and existing programs. Meeting Colgate’s need for a building-wide upgrade, we introduced a welcoming façade and a light-filled, double-height collaboration space. We also renovated existing teaching laboratories to current standards. Targeting LEED Silver, Olin Hall is part of RAMSA’s campus plan for Colgate, which includes the RAMSA-designed Benton Hall Career Service Building and Jane Pinchin and Burke Residence Halls.
