Our work with Urban Sites on The Hayden at Roebling Point helped bring fresh momentum to Covington, KY and Kenton County, and we’re excited to keep that progress going with our planned development, The Bavarian. This 5-story, 125-unit apartment community will rise above the new Administrative Building Garage at 500 W MLK. Elevar Design Group is providing architectural design, Schaefer is handling structural engineering, and Merus will serve as the design-build contractor. We are grateful for the continued support of Kenton County and are looking forward to advancing The Bavarian through the public process. Construction kicks off later this year, with move-ins planned for 2027.

The Kenton County Fiscal Court has approved a $26M apartment project, The Bavarian, to be built atop the County’s new parking garage in Covington. This partnership with Merus (the next era of Al. Neyer) and Urban Sites will bring up to 125 residential units, ensuring the site’s optimal use and adding vitality beyond business hours. Construction is set to begin once the garage is complete later this year. The County’s new 248-space garage, replacing parking lost to the Brent Spence Bridge Corridor project, will serve the Kenton County Government Center and the surrounding area. The Kentucky Transportation Cabinet is reimbursing up to $15M for the garage’s construction. "Preserving the historic Bavarian Brewery site was the first step in revitalizing Covington’s 12th Street Gateway,” said Judge/Executive Kris Knochelmann. “Now, The Bavarian will build on that progress by bringing new energy to the area.”

Rock Nashville is moving right along—panels are up, roofs are on, and exterior finishes are in progress. Inside, MEP work is wrapping up and tenant build-outs are underway for Soundcheck Nashville and Clair Global. With around 130 people on site each day, we’re on track for a Q4 2025 completion.
