Greg Rogerson knows how to tell a story, and how to get things to the finish line!
𝐒𝐨, 𝐇𝐨𝐰 𝐃𝐢𝐝 𝐖𝐞 𝐆𝐞𝐭 𝐈𝐧𝐭𝐨 𝐑𝐞𝐬𝐢𝐝𝐞𝐧𝐭𝐢𝐚𝐥? 🤔 𝗙𝗿𝗼𝗺 Greg Rogerson: In 2003, we were introduced to 65 River Road, Nutley, NJ by a private school that wanted to renovate the existing 30,000 SF building. The property was formerly an RCN Switching Station. The school use was permitted, and we pursued the acquisition and redevelopment of the property for our school client. At the last moment, the school pulled out of the transaction due to a funding gap, but at that point we felt like we had uncovered a 𝘂𝗻𝗶𝗾𝘂𝗲 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗼𝗽𝗽𝗼𝗿𝘁𝘂𝗻𝗶𝘁𝘆. The property is located in a very dense residential area just off of Route 21. The underlying zoning permitted high density residential, and with three (3) acres to develop we knew that it would be a very attractive multi-family redevelopment. There was one problem- the seller had voluntarily deed-restricted the site against any residential development. In order to develop the property, we would have to convince the seller to lift the deed restriction. After several months of working with our environmental consultant, EcolSciences, Inc. of Rockaway, NJ, we entered into a negotiation with the seller to participate in the final phase of remediation in exchange for lifting the deed restriction. Our redevelopment of the site would serve as the cap, thereby making it possible for the seller to transition from active remediation to monitoring – 𝗮 𝘄𝗶𝗻-𝘄𝗶𝗻 𝗳𝗼𝗿 𝗯𝗼𝘁𝗵 𝘀𝗶𝗱𝗲𝘀! We acquired the property and then secured approvals for a 71-unit luxury apartment project- our first multi-family project. Naturally, we made a number of mistakes along the way. However, the underlying premise that it was a strong multi-family site proved out as the project leased up in less than six (6) months and has been between 96 and 98% rented since the first tenant took occupancy in 2005. We learned a ton from this project and have since completed an additional twelve (12) multi-family projects for our own account with almost 2,500 units to show for it. Our apartment portfolio started because we were willing to be creative in helping a seller clean up a site and bring it back to a productive use in a market with high barriers to entry.
