  • In addition to Arab American Heritage Month, April also marks Fair Housing Month. Fair Housing Month commemorates the enactment of the Fair Housing Act in 1968, which prohibits discrimination based on race, color, religion, sex, national origin, familial status, and disability. The Act was later amended in 1988 to extend protections to private housing, housing receiving federal financial assistance, and housing provided by state and local governments. At DL3, we are committed to upholding the principles of the Fair Housing Act by ensuring equal housing opportunities. We are not only adhering to these standards but also taking a leadership role in promoting inclusivity and accessibility within the City of Chicago and beyond. Under the capable leadership of a joint venture between W.E. O'Neil Construction and GMA Construction Group, the 6-story, 43-unit mixed-use development will be topped off by the end of the month and welcome its first residents in mid-2026.   • We are thrilled to announce that the Woodlawn Community has approved Revive63, our redevelopment proposal for the Washington Park Bank Building! Our dedicated development team, in partnership with Alderwoman Jeanette Taylor, facilitated 20th Ward community meetings to amplify resident voices and gain insight into the needs of the Woodlawn neighborhood. Through this community-driven development process, ward residents voted and approved the Washington Park Bank Building Redevelopment with an impressive 70% approval rating. Revive63 will be home to the newly relocated Chicago Public Library Bessie Coleman Branch, feature three floors of dedicated community office space, and offer 5,000 square feet of commercial retail on the ground floor. This flagship building will maintain its historic limestone facade while incorporating modern, state of the art amenities. Special thanks to our Director of Acquisitions and Development, Alex J.   • The Women's History Month introductions continue with our dynamic Chief Financial Officer, Sonia Golden! Sonia has over 25 years of strategic planning and accounting experience in real estate and banking. She previously served as DL3‘s Chief Financial Officer from April 2019 through July 2022. Prior to joining DL3 Realty Advisors, she spent the last three years managing NCS Properties Group office assets and converting a 12,000-square-foot historic Church into a luxury multifamily and retail mixed-use development. Before NCS Properties Group, Sonia spent more than 8 years leading corporate finance teams at Equity Office Properties and Inventrust. She started her career as an auditor at KPMG and spent several years in a variety of financial planning and analysis positions, including JP Morgan Chase. Sonia holds a Master’s in Business Administration from the The University of Chicago Booth School of Business, and a Bachelor of Science in Accounting from Indiana University Bloomington. #WomensHistoryMonth #herstory #WomenwhoLead

  • As we celebrate Women’s History Month, we are excited to introduce Chicari Cole as our new Director of Asset Management!   Chicari joined our team in December 2024 and has over 15 years of extensive experience in real estate, specializing in property management and compliance across both the affordable and conventional housing sectors. In her new role, Chicari oversees the operational, financial, and physical performance of our residential, commercial, and mixed-use properties, further strengthening our commitment to excellence.   With a deep background in affordable housing, Chicari has hands-on experience with various programs such as Hope VI, Housing Choice Voucher, public housing, RAD, project-based Section 8, and Low-Income Housing Tax Credits (LIHTC). Her expertise has led her to successfully manage million-dollar property budgets, direct multi-million-dollar construction projects, and guide her team through the completion of LIHTC resyndications.   Before joining us, Chicari served as Senior Compliance Manager at Related Affordable, where she oversaw compliance for more than 3,000 mixed-income units, demonstrating her leadership in maintaining regulatory compliance and driving operational efficiency.   Chicari holds a Bachelor of Arts in Communication, with a focus on Rhetoric & Public Discourse, from the University of Illinois Urbana-Champaign.
