🚀 MIPIM 2025: Key Takeaways from Cannes 🌍🏗️ Another year, another MIPIM—where the global real estate industry gathers to shape the future. While the storm clouds rolled in over Cannes this year (quite literally! ☔), the sentiment inside the Palais was more optimistic than expected. Some key themes:   Market Optimism vs. Short-Term Uncertainty It may have felt quieter this year, but conversations pointed to a market on the edge of a new cycle. The Living sector is expected to drive recovery, capital is ready to deploy, and long-term confidence remains strong—despite short-term market fragility. Retrofit vs Redevelopment The real estate industry is grappling with the challenge of sustainable retrofitting vs. full-scale redevelopment. Europe’s commitment to carbon reduction and a circular economy means that retrofitting remains preferred—but financial and regulatory barriers persist. Geopolitics & Real Estate: A New Reality It’s been said that the "G" in ESG now stands for Geopolitics. From uncertainty around US trade policies to European economic stimulus discussions, investors are keeping a close eye on the macro landscape. For some, this uncertainty is reinforcing Europe's appeal as a stable investment decision. Net Zero: A Shift from Dogmatic to Pragmatic The conversation around decarbonisation has shifted from idealism to action. Investors and landlords are prioritising practical, immediate solutions—from on-site solar to full electrification strategies. The US is now accelerating its transition, narrowing the gap with Europe. Data Centres: The Rising Asset Class As AI, cloud computing, and digital infrastructure surge, data centres took centre stage. Yet, questions around energy supply, resilience, and long-term viability remain. We’re seeing a shift: rather than bringing power to data centres, developers are now bringing data centres to the power. Skills Crisis & Labour Challenges A major undercurrent this year was the aging workforce and skills gap in construction. With labour shortages already impacting development timelines, the industry faces long-term structural challenges that will require both policy intervention and industry-led workforce planning. The Power of Mixed-Use & Social Impact Gone are the days when MIPIM was all about shiny skyscrapers—the real estate industry is now more focused on community engagement, mixed-use developments, and social value. Th EU Omnibus Regulation Package – What’s Changing and What It Means for You On February 26, the European Commission published the first draft of its Omnibus package, aiming to simplify corporate sustainability reporting and due diligence requirements. This package introduces major changes to the CSRD, the CSDDD, and the EU Taxonomy Regulation. 💡Key Changes to the CSRD ✅ Scope Reduction - 80% of companies removed from scope, ✅ Simplified Standards & Reporting Requirements - ESRS to be revised, assurance requirements eliminated ✅ Extended Timeline - Reporting requirement postponed by two years 💡Key Changes to the CSDDD ✅ Extended Timeline - Transposition deadline postponed to July 26, 2027 and commission guidelines to July 26, 2026 ✅ Less Frequent Due Diligence Assessments - Every five years ✅ Climate Transition Plans Aligned with CSRD 💡Key Changes to the EU Taxonomy Regulation ✅ Scope Reduction & Voluntary Reporting: Fewer companies to report Taxonomy alignment due to the CSRD scope reduction EU Taxonomy reporting to be voluntary for companies with fewer than 1,000 employees and a turnover below EUR 450 million Option of reporting partial Taxonomy-alignment for companies invested in transition finance ⚠️ What’s Next? These changes must still be approved by the European Parliament and the Council before adoption. 🔎 Our Advice? Keep going with your sustainability reporting efforts.
