🌲 Day 3 at IMTC: Mass Timber from a Developer's Perspective🌳 I spent all of day 3 in sessions geared towards developers and building owners. Here is what I learned: 🌲 Although mass timber comes at a cost premium when compared to other structural systems, the benefits can really pay off. One developer shared that in their spec-built office building, there was a 20% upfront cost premium for mass timber over light gauge steel, but their building commanded a 40% rental premium when compared to other conventional structures in the area! 🌳 Having the right project team is crucial for any mass timber project. It is critical to have an architect who understands the specific moisture, fire, and building code concerns with wood buildings. The first question an insurance company will ask is whether the design and construction team has any experience with this typology. 🌲 Mass timber structures are adaptable and good for a long-term investment. CLT panels are easily cut into and filled in, making mass timber structures flexible and adaptable to the changing needs of a building program and ideal for tenant improvement projects. Mass timber structures are also often inherently designed for disassembly, meaning they can likely be deconstructed and reconstructed in another place in the community when densification happens. #IMTC #masstimber

Our team recently returned from the International Mass Timber Conference in Portland, OR — and what an inspiring experience it was. We had the opportunity to dive deep into the world of mass timber: from advanced structural systems to sustainable forestry practices and the latest innovations in design and fabrication. Being surrounded by so many passionate builders, architects, and environmental leaders left us energized and full of ideas. But the most exciting part? Bringing this knowledge back to Hawaiʻi. As we continue to explore more sustainable, resilient, and culturally grounded building practices here in the islands, mass timber offers real potential — both as a low-carbon building material and as part of a regenerative design approach that honors place and purpose. The 2025 International Mass Timber Conference is in the books! It was wonderful to attend and learn about so many advancements in the world of mass timber. It is always one of my favorite conferences of the year because of how passionate all of the attendees, exhibitors, and presenters are about this innovative sector that has amazing potential to transform our built environment for the better. One of my highlights included hearing from Katie Cava talk about how Weyerhaeuser (one of the largest forest products companies in the world) thinks about sustainable forest management and investment in rural communities. Another of my favorites was the conversation on A.I. and technical software advancement in the engineering industry, with a very valuable discussion between Amy Heilig, PE and Scott Francisco on the benefits and drawbacks associated with it. But, perhaps the best part of the conference was getting to connect with friends and colleagues (Byrne Miyamoto, PhD, Victoria Diederichs, Haley Madland, Aimé Nacoulma, André R. We recently attended the International Mass Timber Conference in Portland, Oregon where Joe Mayo shared effective strategies to move mass timber schools beyond the concept phase and into reality. He examined educational environments with a historical lens and through Mahlum project examples: under construction, in design, and even recently completed. Mass Timber creates heathy interior environments that can boost academic performance, is fast to build, sustainable, and can replace high carbon emitting materials like concrete and steel. Its use can transform our schools to develop better learning outcomes for a thriving future generation of students, teachers, and staff. #masstimberarchitecture #masstimber #k12architecture
