It is indeed wresting to see higher density inner city developments being considered in Dublin at least. But too much NIMBYism prevails in Dublin residents with influence especially in D4 areas. A skyscraper high rise by Dublin standards of course, but 45 storeys is considered as mid-rise by other cities like Toronto and New York where towers of 60-80 storeys would qualify as high rise.

🏛️ Finding Magic in Every Space: From LA Dreams to Houston Reality Just watched an incredible video by The Local Project showcasing the iconic Goldstein House in LA, and I can't stop thinking about it. There's something about watching the sunset paint the concrete and glass in ways John Lautner must have imagined back in 1963 that reminds us why we fell in love with real estate and creating spaces in the first place. Even through the screen, you can feel how the architecture stops you in your tracks. It immediately made me think about our own slice of architectural wonder here in Houston - the James Turrell Skyspace at Rice. Both spaces share something powerful: they remind us that architecture isn't just about walls and roofs, it's about creating moments that make people pause, breathe, and connect. But here's what really gets me thinking: How do we bring these moments of wonder to every project, regardless of budget? I've seen how a perfectly placed window in a starter home can frame the morning light just right, turning a simple breakfast nook into a daily moment of joy. Or how a thoughtfully designed common area in an affordable housing complex can become the heart of a community. Working in Houston's real estate market, I'm constantly inspired by how our city embraces innovation while keeping practicality in mind. The success of Turrell's Skyspace isn't just about its grandeur - it's about how it creates a shared experience that anyone can access. That's the kind of thinking we need more of. Just last month, we completed phase one of an infill project where we managed to create a primary suite that feels like it belongs in a home twice the size, despite working within 1,800 square feet. The secret? Never compromising on the essentials of relaxation and clean design. An oversized shower and deep soaking tub might seem ambitious in a modest footprint, but when paired with minimalist finishes and thoughtful space planning, they transform an ordinary bedroom into a sublime retreat. It's these architectural moments - when uncompromising design elevates everyday living - that truly sets our properties apart in the Houston market. Sometimes luxury isn't about excess square footage, but about prioritizing the elements that make life feel a little more extraordinary. 💭 I'm curious: What small design elements in your home bring you daily joy? important to accentuate the environmental and lifestyle positives of our wonderful city into the future in attached article. (I am still wondering why government agencies did not protect our history, parklands and public transport that has and will continue to be negatively affected by the building of another hospital adjacent to RAH (already SA's largest public hospital) when there are so many other available and suitable locations that could have been considered.)
As most would know I am an opponent of excessive height “within the terraces” and “outside the terraces” but this proposal for “outside the terraces” is preposterous! We must stop the greed! There aren’t too many who know Adelaide as well as Alexander Downer! Well said Alexander! The Advertiser - ADELAIDE’S BEAUTY MUST NEVER BE SACRIFICED

Last week, I attended the AJ Retrofit Live conference—an event that brought together industry leaders in retrofit. While it was inspiring to explore beautifully designed projects, I noticed a surprising gap: many architects seemed unfamiliar with PAS 2035. It provides a structured approach to retrofit, ensuring quality and safety at scale - and importantly it's a key factor in receiving funding. UK Green Building Council states that there is around 29 million homes that need to be retrofitted before 2050, and at least 15 million before the end of this decade. Architects hold a pivotal role in this retrofit revolution. We’re not just designing; we’re orchestrating change. Our decisions impact energy consumption, occupant comfort, and the planet’s health. We must deliver retrofit projects at scale—ensuring they’re done right the first time. The design must be holistically sustainable, considering not only aesthetics but also long-term performance. While exemplar case studies showcased ideal scenarios, most retrofit projects face tight budgets and time constraints. In the real world, retrofit architects grapple with tight budgets, ageing buildings, and sometimes seemingly impossible solutions. Stricter time scales and the sheer volume of buildings demand efficiency. Let’s bridge the gap and elevate the conversation around PAS 2035.
