Are rents dropping in Bristol? In Filton we’re seeing a few knock on effects from student numbers down year on year (unconfirmed, waiting for UWE to release their 2024/25 stats) and that this is the first year UWEs dedicated student accommodation has gone live. One development alone is 900 rooms. As a result there are student houses that are empty and trying to be rented out to professionals. Longer void periods and with landlords needing properties filled, we have seen and know of properties going for below market rate. It’ll be interesting to see the impact on the HMO market over the coming years, if this slows developments and what happens to Bristol centre when the Galleries gets rebuilt. The proposal is for 750 student rooms. If you’re a landlord stuck with student accommodation that’s not been rented this year, let’s talk about changing that to professional lettings instead. #hmo #bristol #rent #landlords #studentproperty

Will Nottingham's HMO's Survive PBSA's??? After A-level results day and the clearing process, many landlords and estate agents are facing a daunting reality: the influx of new PBSA units is significantly impacting their HMO rental market certainty. Nottingham's student housing market is undergoing a significant transformation, driven primarily by the rapid development of Purpose-Built Student Accommodation (PBSA). According to recent data, there are approximately 8,500 PBSA bed spaces planned or likely to be approved, with an expected delivery of around 3,000 bed spaces in 2024/25 and over 5,000 bed spaces in 2025/26 (Student Accommodation in Nottingham, Nottingham City Council 2024 January) . This surge in PBSA supply has several implications for the HMO market: Increased Competition: HMO landlords will face increased competition from PBSA providers, which often offer modern amenities, dedicated facilities, Prime locations, and professional management. Shift in Student Preferences: Many students are increasingly attracted to the convenience, security, and social aspects of PBSA. Potential for Overhang: If the pace of PBSA development outstrips student demand, there could be a risk of an oversupply, leading to lower occupancy rates and reduced rental income for HMO landlords which is what we are starting to see now.
