Position Overview

  • Schedule – Monday – Friday 7am to 4pm PDT - Flexibility to work additional hours may be required to meet company/project needs.
  • On-Site Requirement: This position requires physical presence at your job location during the scheduled hours.
  • Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date.
  • Property Information – The Palms at Morada Apartments, 233-unit garden-style apartment community built in 2017; Morada Crossing Apartments, 216-unit garden-style apartment built in 2021.
  • Compensation Package–
    • $29 to $29 / Hour*
    • Bonus Incentives include: Monthly Leasing Bonuses!
    • Competitive medical, dental, and vision benefits. Employer pays 85% of employee’s premium.
    • 401k contribution opportunity with an annual company match.
    • Paid sick leave accrual equivalent to 1.33 hours for every 30 hours worked (~11 days per year).
    • Paid vacation starting at two weeks and increasing with tenure.
    • 10 paid holidays, including 2 personal holidays of your choice.
  • The above compensation is a range. Offers are made based on a candidate’s experience and the geographical location of this position.

What We’re Looking For

  • 2+ years’ experience in multifamily or hotel maintenance required.
  • Must be well-versed in the unit turn process from start to finish.
  • Must have experience in tracking and maintaining inventory.
  • Must provide your own basic hand tools – the Company will provide power tools.
  • Experience providing great customer service to residents and/or customers is required.
  • Driver's license is required.
  • CPO certification preferred.
  • High school diploma or GED preferred.
  • Demonstrates exceptional attention to detail and organizational abilities.
  • Proficient in effective communication and teamwork.
  • Maintains a positive outlook and embraces a collaborative team approach.
  • Shows responsibility and takes pride in their work.
  • Fluent in English, with strong reading, speaking, and writing skills.

Your Role

  • Report to Maintenance Supervisor daily.
  • Maintain courteous communication with residents, applicants, and vendors.
  • Keep timecard updated daily.
  • Follow company policies and procedures from the Operations Manual.
  • Keep work and storage areas organized.
  • Maintain grounds, buildings, and dumpster areas to company standards.
  • Assist with painting and cleaning for timely unit turns.
  • Help manage inventory and notify Supervisor when supplies are low.
  • Ensure lawns are mowed and trimmed.
  • Keep walkways and driveways clear of debris.
  • Maintain and service equipment regularly, ensuring safety and proper training.
  • Ensure irrigation system works and check sprinkler heads daily.
  • Provide own basic hand tools (property provides power tools).
  • Complete resident work orders as assigned by Management.
