The Richman Group Affordable Housing Corp. closed the $114 million Richman Western Region Fund IV L.P. in October 2024. The fund supports affordable housing development across Idaho, Nevada, New Mexico, Utah, and Wyoming, with contributions from eight investors and 12 repeat developer clients to finance 13 properties.   “We’re pleased to provide equity capital for these communities through the Richman Western Fund IV, supporting both housing development and local economic growth,” said Terry Gentry, Executive Vice President of The Richman Group Affordable Housing Corp.   Of the 704 apartment homes funded, 179 are designated for senior housing, while 368 will be affordable units subsidized through USDA and HUD for renters earning between 0% and 60% of the area median income.   “Funds like this allow us to address specific rental housing needs, ensuring more residents have access to quality, affordable homes,” Gentry added.

Our team is making impressive headway on the Devonwood Affordable Housing project in Merced, CA! Out of the five apartment buildings, three are fully framed, with roofing, rough plumbing, and electrical installations underway. The community clubhouse has completed stucco, with wall insulation and HVAC installations progressing smoothly. Foundations for the remaining two apartment buildings are also complete, with framing set to commence soon. Thanks to our team’s efficiency and commitment, we’re moving ahead of schedule to bring this 156-unit affordable housing community to life! Las Palmas Apartments has opened in Wilmington, Los Angeles, offering supportive housing units for the homeless, developed by The Richman Group of California and Richman Property Services in partnership with Brilliant Corners.

Now Leasing!   SVA Architects is excited to announce that Lincoln Village in Oroville, CA received its final Certificate of Occupancy last week! Developed by The Richman Group and built by Sunseri Construction, Lincoln Village is now leasing its 61 brand-new affordable apartment homes to individuals and families earning 30-60% AMI. Homes come in 2- and 3-bedroom designs and range from approximately 900-1,200 square feet. Apartment entrances in each of three buildings are located off a shared breezeway, with decorative molding to accentuate each entry. Community amenities include a playground, a double-volume resident clubroom with demonstration kitchen, fitness center, laundry room, pet park, outdoor gathering spaces, and accessible parking for both residents and visitors. We’re thrilled to announce the opening of Las Palmas Apartments, a beautiful multifamily supportive housing development that provides 53 apartments to individuals in the Wilmington neighborhood in the City of Los Angeles. Las Palmas is an adaptive reuse project that utilized the existing building site, transforming it into dynamic housing. It will also feature a community room, open-air courtyard, and furnished apartments. Designed by KFA Architecture, Las Palmas is developed and co-owned by Brilliant Corners and The Richman Group. The Richman Group provides a full-time on-site property manager, and Brilliant Corners provides wrap-around supportive services to residents. We’re so grateful to our partners on this project: Los Angeles County Department of Health Services, Los Angeles Housing Department, Los Angeles County Development Authority, HACLA, Los Angeles County Department of Mental Health, United Way of Greater Los Angeles, CSH, the Source for Housing Solutions, Genesis LA, Bank of America, California Community Reinvestment Corporation. Putting the finishing touches on Aspire at Church Street in Norfolk. It's been a 1.5 year journey and now a mad dash to completion. The mayor has dubbed this the gateway to downtown, and riding down Brambleton Ave or Church Street, it is quite striking (if I do say so myself). 85 units of mixed income apartments with a gym, computer room, art room and club room. This marks the first collaboration between The Richman Group and Breeden Construction and we couldn't be more proud of the product.
