Approximately 10-20% of RMR Residential’s portfolio consists of light value-add properties, including The Goodwynn by ARIUM in Atlanta, GA. Through our restore-to-core business plan, our team implemented targeted upgrades to enhance The Goodwynn’s condo-quality apartments, positioning the property to compete with new deliveries at a lower cost. Since our initial investment in The Goodwynn in 2019, we have introduced strategic operational efficiencies and physical improvements, most recently completing a full exterior repaint in 2024. We believe diversifying across the value-add risk spectrum balances our portfolio, elevates our ability to generate favorable, risk-adjusted returns for our investors while delivering exceptional living spaces for residents. #Multifamily #Residential #MultifamilyInvesting

ARIUM Grove Walk, a 274-unit community in Sarasota, FL has achieved a Fitwel Healthy Building Certification, becoming the first multifamily property in RMR’s portfolio to receive this designation. Fitwel’s certification process involves an assessment related to the health of a building, its occupants and amenities, such as ARIUM Grove Walk’s newly implemented bike share program and manicured open spaces. #Multifamily #Residential #GreenBuildings

In partnership with FCP and BMC Investments, RMR Residential has recapitalized ARIUM Sunrise, a 400-unit property located in a high growth suburb of Fort Lauderdale. Throughout RMR Residential’s six-year ownership, our team successfully operated and repositioned the property through interior renovations to select units, exterior improvements that enhanced curb appeal and upgraded amenities. The new partnership plans to renovate the balance of the property’s unrenovated units and expand existing amenities to elevate the resident experience. #Multifamily #Residential #MultifamilyInvesting
