The elimination of the stress and uncertainty associated with homelessness enables individuals to concentrate on enhancing their overall well-being. This frequently leads to improved mental and physical health outcomes, as individuals can more readily access healthcare and supportive services. We anticipate engaging in further discussions on this important issue with the Camden Coalition.
The team at NewCourtland had a wonderful visit yesterday with the staff at the Camden Coalition. The discussion was an opportunity to hear more about their Housing First program. For over ten years, they have operated a Housing First Model in New Jersey, similar to NewCourtland, helping break the cycle of chronic homelessness for individuals with complex health and social needs. Their team is highly focused on utilizing data and impact on the people they serve to tell their story. The heart of their work is home-based care management. By forging partnerships, engaging community members, sharing data, redesigning workflows, and advocating for new types of funding and financing, they are building a more equitable ecosystem in Camden, across the state, and across the country. We are very excited about future discussions, learning from each other, and together being able to create change and impact policy. Special thanks to Kathleen Noonan for bringing us together. Her team is fabulous, committed to the mission of creating change and empowering participants with the skills and support they need to improve their health and well-being. Today, our residents had the chance to shine at an art show organized by the therapeutic recreation team. It was a joyful celebration of their creativity and a reminder of all the amazing benefits art brings to seniors. One shining star, Mr. Teodecki, a lively 92-year-old from Detroit, not only received a full scholarship to the Pennsylvania Academy of the Fine Arts back in 1950 but also had an inspiring career. After completing his studies, he returned to Detroit and launched a creative business, teaming up with car companies to create advertising and promotional illustrations. Many of our residents worked with The Center For Emerging Visual Artists to create a "like" bust of themselves, which was beautifully displayed here. This art program offers a vibrant space for social interaction, creating a sense of purpose and belonging within the community. Ultimately, art contributes to an improved quality of life and promotes healthy aging, reminding us of creativity's vital role in our lives.

With over a decade of experience in the Affordable Housing industry, Aksana's extensive knowledge and expertise will be instrumental in supporting NewCourtland's mission to enhance access to coordinated health, housing, and social services for underserved populations. At the same time, we would like to take a moment to recognize Stephen M. Grim as he transitions from his position within our organization. His contributions have made a significant impact on our projects, particularly in the areas of property management and investment management. DeMarco, Tameata Jordan, Aksana Kharko, CPA, and Alexandra Moorhead, with Stone Sherick Consulting Group, LLC. attended the Philadelphia Business Journal's Best Real Estate Deals awards event, where NewCourtland's Clearfield Apartments was selected 1st place in the Affordable Housing category. Clearfield Apartments is a new senior affordable housing complex in Allegheny. It will feature 48 one-bedroom units and is anticipated to open the beginning of 2026.

We had the best time discussing and touring NewCourtland 's first inclusive housing development at 3232 Henry Ave yesterday with the amazing Vidhi Anderson and the development team for HumanGood. HumanGood is on a mission to redefine and redesign what it means to age well. With over 100 affordable housing communities in Washington, PA, California and growing as well as providing residential, assisted living, and memory care. We, at NewCourtland, look forward to continuing to have conversations on how we can do better together, impact policy and create more affordable, quality and cost-effective housing. NewCourtland hopes to encourage appropriate legislation and reallocation of resources needed for equitable health and HumanGood is a strong and mission-driven partner to help older adults live their best lives possible. Friday was a special day as we celebrated the 75th anniversary of the Philadelphia Senior Center – Avenue of the Arts! With the theme "A Night in White," the DoubleTree by Hilton, Philadelphia, transformed into a beautiful space filled with twinkling lights and lovely white floral arrangements, setting the perfect mood for a wonderful afternoon. The program was filled with warm and heartfelt speeches by community leaders and NewCourtland staff, who shared stories about the center’s amazing history and its important role in the lives of our seniors. Everyone enjoyed a delicious dinner, and once the dance floor opened up, the classic tunes had everyone on their feet, dancing and enjoying every moment. As the night wrapped up, a feeling of togetherness filled the room, making "A Night in White" not just a celebration but a true reflection of the vibrant friendships and lives enriched by the Philadelphia Senior Center over the years. Thank you to everyone who made this a joyful occasion!
