Great to see progress has begun on site at 123 Golden Lane, where B&K Hybrid Solutions will deliver the CLT, glulam and steelwork rooftop extension works later this year, on behalf of Conamar and Bywater Properties. This exciting refurbishment scheme in the heart of London will see the existing top floor removed and replaced with two additional floors of new workspaces, taking advantage of the lightweight benefits of a hybrid #timber and #steel solution. Our package includes a #steelwork and #glulam frame with #CLT floor decks, supplied by Stora Enso, to the rooftop areas, and metal decking at ground floor within the existing structure. We’re delighted to share our latest site photos from #Paradise! ☀️ Taken last month, these photos showcase the structural timber elements – including cross laminated timber slabs and V shaped glulam feature columns – designed and delivered by B&K Structures last year. This full-scale exposed timber project will deliver six-storeys and 63,250 sq ft of visionary new commercial space in Lambeth, aiming to catalyse job creation and attract creative industries to this part of London. Alex Brock, BKS Pre-Construction Manager: “It is fantastic to see Paradise begin to come together after years of hard work, and the outcome is testament to fantastic collaboration across the project team. These photos offer a glimpse of Bywater’s final vision, which will see Paradise become a revolutionary commercial space that embraces timber construction throughout. Bringing over 50 years of experience to the project, BKS were extremely proud to have been involved from the testing to construction phases, and Paradise has already had a profound impact on the whole project team who have adopted timber technology on several schemes since. Significantly, Paradise will be a trailblazer for the industry; showcasing the potential timber can bring to modern sustainable construction. We are excited to see the final stages of the project!” B&K Structures worked closely with Gilbert-Ash and Bywater Properties to design and deliver the timber elements, with particular focus given to the relationship between the timber materials intricate and visually sensitive connections. Exposed timber has been used throughout for its biophilic and low carbon benefits, designed to create happy and healthy commercial space for future occupants. Featuring a flexible, open-plan layout, Paradise will set a new standard for sustainable workspace - a test case for promoting awareness around the carbon impact of buildings. Appealing to potential tenants who are becoming increasingly conscious of their own carbon credentials, Paradise is predicted to achieve RIBA’s 2030 Climate Challenge and LETI’s 2030 target; in addition, the carbon locked in the frame is equivalent to c. 60 years of tenant emissions. Overall, Paradise aims to set new benchmarks of environmentally friendly, low carbon construction whilst promoting occupiers’ health and wellbeing. The sun came out this week as we rolled up our sleeves with Sumitomo Forestry and Trees for Cities, planting 20 new trees in a Thamesmead park. 🌤️ It's a small act, but one that carries meaning: reconnecting with nature, giving something back to the community, and helping green the city, one tree at a time. 🌳 This is what partnership looks like in practice. 🔁 Yesterday morning’s ambition from Rt Hon Steve Reed OBE MP around circular economy principles felt like a step in the right direction, especially for the built environment. Timber gives us the opportunity to do things differently. Mass timber is naturally demountable. It lends itself to reuse, disassembly, and second lives.
