Designing for Innovation “The renovation was guided by principles of modernity, transparency and adaptability to foster innovation and collaboration. Curtain wall fenestration maximizes natural light, creating an inspiring and productive work environment. The southern portion of the property has unobstructed La Jolla canyon views with an operable glass partition allowing for a seamless transition from interior to the observation wood deck. This open workspace model can lead to the sharing of diverse perspectives, the ability to discuss findings and research, and can accelerate problem-solving which is crucial for scientific innovation. In an open environment, resources such as equipment, data, and expertise are often more accessible, and this can enable scientists to experiment and innovate more effectively.” Balancing Flexibility and Functionality “Flexibility was a core focus in supporting the evolving needs of life science companies and future tenants. Passenger and freight elevators provide efficient movement for both personnel and equipment, accommodating diverse lab functions. Strategically placed shaft spaces support future MEP system modifications, enabling easy adaptation to evolving research needs. The lobby, common areas and break rooms were designed to create a culture of curiosity and open communication. Complete reskin of the building improves thermal performance, reducing energy consumption. High-performance curtain wall systems optimize daylight while minimizing heat gain and glare. “My BioMed Realty journey started when my brother, who is a Commercial Real Estate Broker in the Bay Area, sent me a job posting for a Project Coordinator role at our previous headquarters in Rancho Bernardo, CA. Little did I know that my first day at BioMed would result in over 14 years at the company. I was hired as a Project Coordinator for West Coast Development but it was quickly determined that the greater need was having someone dedicated solely to contracts. My title then changed to Contract Coordinator. By supporting the West Coast Development team with all their contract needs I had a window into what it takes to complete a project. Opportunities to visit our markets and see projects over the years strengthened my desire to always strive for excellence and contribute to the success of the company. Now I lead a team of eight employees who administratively support our four markets on the West Coast – San Diego, Bay Area, Seattle and Boulder. Prior to my employment at BioMed I moved from San Diego to Seattle for 12 years. As a native San Diegan it was difficult adjusting to all the rain but after some time I grew to love the city. I made great friends while I was there and to this day they are still in my life. When I visit Seattle for work I feel like I’m coming home and I take special pride in seeing the impact our projects have had on the area. Being a BioMed employee is built into my identity and I proudly wear that badge of honor but there are other aspects to my life I’m also passionate about… - Dog rescues: I support and donate to several dog rescues in Southern California/San Diego and across the United States. There are so many dogs in need and I applaud and support those who make it their mission to rescue dogs and help them heal. Recently I adopted a rescue dog from Mexico. She was found pregnant on the streets of Tijuana and gave birth at the rescue. I feel good I am able to provide her with a safe and loving home. - Ocean Conservation: Our oceans are critical to our eco-system so I am a huge advocate of protecting and restoring our oceans and coastlines. I support organizations such as Oceana, 4Ocean and the local chapter of Surfrider Foundation and have participated in beach clean-ups and volunteered at events. Designing for Innovation “Situated at a pivotal gateway location, the project marks the first new life-science research specific building within the evolving office park, inspiring future developments to adopt similar standards. With its potential to accommodate a wide variety of future life-science, research, and office users, the design team conducted an analysis to define what ‘life science’ could mean for this community and region. The result is a highly flexible building designed to meet current and future demands through the above market performance deliveries. This includes an optimal design with regards to building systems efficiency, floor heights, vibration criteria, service/loading needs, a backup power generator, electrical capacity, water service, etc.” Balancing Flexibility and Functionality “This team's objective is to create buildings and places that add value to communities both in the present and for future generations. This project pursues this goal with a design unique to its context that could not be easily replicated or replaced. Early collaboration with the client and the team focused on reviewing the project's performance goals, ensuring the building's long-term success, and preparing for future resilience with a flexible design. Aspects include flexible entry access/locations for multi-tenant scenarios, enhanced system upgrades, connected floors and above market life-science performance deliveries, planned for various tenant research-based initiatives.” Amenities with Purpose “5505 Central leverages its unique graded context to serve as a welcoming entry point to the area. The team envisioned a building that responds thoughtfully to the local environment, balancing interior and exterior spaces to foster connectivity and interaction to the exterior amenity areas. A strategically planned exterior deck maximizes Boulder's stunning mountain views, reinforcing a critical indoor-outdoor connection. The proposed design promotes informal social interactions among neighbors, tenants, and employees, encouraging a sense of community.” Sustainability and Efficiency “The project site in Boulder operates under a stringent local energy conservation code, which provides both challenges and opportunities for creative and environmentally conscious design. Exceeding the code's 30% efficiency improvement over ASHRAE 90.1 standards, the project incorporates a range of thoughtful strategies that significantly enhance its sustainability. Awarded a LEED Gold designation, the building prioritizes holistic environmental goals, most notably through an extensive photovoltaic roof system serving as a clean, renewable energy source.”

BioMed Realty announced today the acquisition of a majority interest in the 75 Broadway project in Cambridge, MA, through a joint venture partnership with the MIT Investment Management Company. The to-be-built 585,000 square foot development is fully pre-leased to Biogen, a leading biotechnology company with nearly five decades of advancing breakthrough medicines. The property will serve as Biogen’s new global headquarters, consolidating its operations and deepening its connection to the Kendall Square innovation ecosystem. 75 Broadway is expected to span 16 stories and 585,000 square feet, incorporating advanced conservation, efficiency, and sustainable design elements. With this acquisition, BioMed Realty continues to grow its portfolio as one of the largest owners of life science real estate in the Boston-Cambridge region. Bill Kane, BioMed Realty’s President, East Coast and UK Markets: “We are thrilled to partner with MIT in the development and activation of this world-class lab and office asset in the heart of Kendall Square. 75 Broadway will provide mission-critical infrastructure to Biogen that enables the development of the next generation of life-saving medicines and therapies.” Construction of the 75 Broadway project will begin in 2025 and it will be the first building in the redevelopment of Kendall Common, a 10-acre site that will ultimately include eight buildings for residential, office, lab, retail, and community uses.
