Architects & Self-Storage Developments: Design, Then Build

One of the key players when building a self-storage facility is the Architect. Partnering up with the right architect for your self-storage project is critical for many reasons. So, what makes an architect “the right one”? Let’s explore this idea a bit.

Just as with most industries, there are individuals and companies that have specialties. The architectural arena is no different. An architectural firm may have individuals that are experts to specific types of buildings, or the entire firm may be specialized. Finding one that has a good understanding of the self-storage industry is important.

Here are some concepts that an Aitect designing a self-storage facility will need to consider.

  • Spacing for Drive Aisles: Cars and RVs
  • Turning radius requirements per code
  • ADA Compliance Regulation
  • Firewalls and other requirements for fire suppression
  • Multi-Story: Building lower floors with specific framing widths for CFS systems
  • HVAC Options
  • Types of Self-Storage Buildings: Climate-Controlled, Drive-up, Boat/RV, Etc.
  • Interior Corridor Systems
  • Roll-up Door Designs
  • Low Eave Requirements
  • Exterior Finish Options: Metal Panel Types and Profiles
  • Light-Gauge Framing vs. Structural Steel

Beyond, having a general understanding of how self-storage facilities are built. It is ideal if they are knowledgeable on how to value-engineer the project for cost savings. That is, how can the cost be reduced without compromising on the desired design esthetics.

One way to make sure that you have the right architect is to partner up with a knowledgeable contractor to get pointed in the right direction. Your self-storage contractor is the subject matter expert when it comes to how these facilities are built. They should have a few architects to recommend that they have worked with on projects in the past.

The last parting information I’ll leave you with is how valuable your architect can be during the design approval process with the municipality that has jurisdiction. None of us like red tape; however, when you are building there is red tape to get through. Having a knowledgeable architect that understands how to get creative when faced with obstacles is worth it. The architect is your All-Star player in the “Planning” stage of your project. Don’t skip this step. The more that goes into planning, the less time you’ll spend correcting issues or revising the scope of the project. Take it from Alexander Graham Bell, “Before anything else, preparation is the key to success.”
