We need to debunk the notion that you can build without incorporating professionals. Not involving professionals from the get go of your project may seem cheap and less hectic but in the long run such disregard will reveal it's ugly face. Get an Architect to design the spaces of your intended building, get an engineer to design the structural nitty gritties to ensure your building can safely carry the intended loads and a Quantity Surveyor to come up with the overall cost of your project as well as cost control to minimize cost overruns which negatively affect a project. In doing so, you as the client will get, a building that is professionally designed, able to support imposed loads without failure and a project that is within the anticipated budget.
There is a type of construction that is prevalent in the Kenyan construction sector. It’s called "Kiundutho" construction. Born from a term from the people from the mountain it loosely means "disorganized, unprofessional or without care". Kiundutho construction comes in many forms and has the following premise: - Registered Professionals are too expensive and not needed, just fundis for how hard is it to design and build really? - Construction materials are created equal, the cheaper the better. - Having Red soils is hitting the jackpot, no engineering is required. - Building Approvals are just a suggestion. - One can defeat the Iron Triangle of construction because they are smarter. - An unskilled relative is more trustworthy to supervise one's project. - Safety for construction workers on site is optional. - The inexperienced client is all-knowing and rejects advice from the Architect, Engineer, Contractor, QS etc. As shown in this picture (article in the comments), there are dire consequences using this approach hence my last post article on how to check if working with professionals or quacks.
