Tasmania’s most technologically advanced and sustainable retail centre, Glebe Hill Village, has been acquired from Tipalea Partners by a Charter Hall managed fund for $50.25m following a sales campaign managed by JLL. The centre which opened in 2022 is located in Howrah, 8 kilometres east of the Hobart CBD. Glebe Hill Village comprises a 6,002 sqm neighbourhood shopping centre anchored by a high performing, latest-generation Coles supermarket, a full line Priceline, 24-hour drive-thru McDonald’s, Tasmania’s first-ever Liquorland and a further 16 specialty stores. H-E-B has purchased a 10-acre property at Hillcrest Road and LBJ Freeway for a future store, marking another step in its DFW Metroplex expansion. Every company in America that owns its real estate should think about a #saleleaseback. We are typically generating proceeds 2x - 4x what lenders lend on real estate. Unlike loans there are no financial covenants in leases. There's no personal recourse in leases. And doing a sale leaseback in 2024 means avoiding a potential disastrous scenario of capital gains taxes going from 20% to 44.6%, as the Biden Administration is proposing in their budget.
