Our Dutch Bros in Montrose, Colorado is officially open! I drove this site back in in July. Here's what I like about it- - This road is the main corridor and retail node for Montrose. There's over 28K cars that will pass by this Dutch every day. - There's a ton of development going on in Montrose, as it's a major tourist destination due to its proximity to national parks and Telluride. Currently, there's a $83M infrastructure plan in the city which will include a 164-acre commercial/resi development. - Dutch G/L are going to be more and more rare as we go - and this one is a 15 year lease with 10% rent bumps every 5 years. Absolute net. A perfect play for a 1031-buyer - likely from California. Grab the OM here - https://bit.ly/MontroseLI

🚨 Will high-rise apartments really solve Melbourne’s housing crisis? 🚨 Victoria’s plan to build 800,000 homes over the next decade sounds ambitious, but are we missing the bigger picture? With construction costs skyrocketing 30-40% post-pandemic, developers are now saying apartment prices need to jump by at least 15% to make these projects viable. A recent project in Box Hill, for example, comes with a jaw-dropping price tag of $923,529 per apartment. 😳 Affordable? Hardly. While the government focuses on rezoning for high-rise buildings, it seems the real issue lies in skyrocketing construction costs, labour shortages, and immigration-driven population growth. Is building upwards really the solution, or do we need to rethink how we’re planning for Melbourne’s future? Let’s start asking the tough questions. 💬 https://lnkd.in/gvWjVCJ3 #MelbourneHousing #AffordableLiving #UrbanDevelopment #HousingCrisis

Over the years, I’ve often been asked, “What does Revo Property do?” This recent transaction perfectly encapsulates who we are and what we offer: A holistic real estate solution with a boutique touch, exceptional service, innovative technology, and proprietary expertise—all under one unified brand, Revo. Here’s a true full-circle moment that speaks to our impact: 1️⃣ Revo Property facilitated the site sale to the developer. 2️⃣ Revo Property connected the developer with the right professionals for the project. 3️⃣ Revo Property consulted on product development and pricing strategies. 4️⃣ Revo Digital crafted a tailored marketing campaign for the launch. 5️⃣ Revo Property sold all 6 homes on launch day. 6️⃣ Revo Property facilitated more than 50% of the bonds for end users. 7️⃣ Revo Property relocated the existing commercial tenant to their new office space. 8️⃣ REMS (Revo Management Services) will administer the body corporate upon completion. 9️⃣ Revo Property will let the properties purchased by investor buyers, ensuring seamless occupancy and returns. This milestone is a direct result of our commitment to understanding our clients' unique needs across our business lines and constantly pushing the boundaries of innovation to stay ahead. We’re not just in real estate; we’re here to revolutionize the industry.
Last week, our agent @jasonjaykruger and some of the Revo team watched as the old structure at The Meadows was demolished — a moment that's always exciting to witness on-site. 🚜 Located on Balintore Road in Rondebosch, work has officially begun on this development, which will feature a limited collection of six duplex homes in the heart of the Southern Suburbs. The Meadows reflects our holistic approach at Revo: from facilitating the site sale to the developer and securing the commercial lease tenant during the pre-development phase, to selling the homes to their future owners and contributing to the design and pricing process. We can’t wait to see The Meadows come to life.

The 36 metre long pedestrian and cycle bridge over the A379, a key feature of the new residential development in Exeter, marks one year since it officially opened. Designed as a gateway feature, the structure will enable pedestrians and cyclists to cross the busy carriageway to access the new housing development, local school Matford Brook Academy and community facilities. Devon County Council is making significant strides towards its climate goals by enhancing connectivity and promoting active travel in Exeter. This bridge not only maximises efficiency and safety but also features architectural lighting with dynamic colour changes. Our multi-disciplinary team provided technical expertise to overcome complex ground conditions. By using reinforced earth structures for the abutments, they eliminated the need for deep foundations. The steel sections were prefabricated offsite, transported, and assembled on-site, culminating in a single crane lift. Edmund Metters, Director, Buro Happold, said “The team worked closely with GRAHAM Civil Engineering to ensure both the substructure and superstructure methodologies were aligned with their preferred methods. A crane lifted the assembled footbridge into its final position over the highway within a day’s possession to minimise disruption. To maximise sustainability, the team reduced material use through efficient steel design, which delivered significant embodied carbon savings. The need for deep foundations was avoided by using reinforced earth retaining walls as the bridge foundations.” Find out more about our bridge's projects here: https://bit.ly/VVemDx #Infrastructure #engineering #bridges #civilstructures

🏙️ New Developments Shaking Up Australian Property — Is High-Rise the Answer? Victoria’s recent move to rezone wealthy suburbs for high-rise apartments has sparked serious debate. The plan aims to tackle the housing shortage by allowing high-density development near transport hubs, but it’s met with resistance—and for good reason. With construction costs up 30-40% and developers predicting apartment prices will need to rise by at least 15% for projects to be viable, will these high-rises be affordable for the average buyer? Or is Melbourne heading towards a high-density future that's out of reach for most? With Melbourne’s population booming, there’s a real question: is more high-rise the solution, or do we need to rethink the approach altogether? 🏗️ 👉 Read More: https://lnkd.in/gvWjVCJ3 #RealEstateAustralia #HousingCrisis #MelbourneDevelopment #PropertyDebate

Renewal SA is seeking input from developers and investors on the billion-dollar Thebarton project, through a market sounding process which begins today. Arguably the most significant and attractive city-fringe development opportunity in South Australia’s recent history, this process allows developers and investors to provide their feedback on the draft master plan and delivery strategy, as well as gather insights on their interest, preferred level of involvement, development structure and timing. The 8.4-hectare site is set to deliver a minimum of 1,000 new homes, with at least 20 per cent affordable housing, across a world-class, diverse, urban neigbourhood on the north-western side of Adelaide. It will include retail, commercial, hospitality and community-use opportunities, with direct access to key transport links, employment centres, cultural and sporting attractions. Feedback through this process will ensure that Renewal SA is well-positioned to structure its sales process in the first half of 2025 to ensure it achieves the desired development outcomes, speed to delivery, quality homes and the best result for the state. The site is set to become Adelaide’s next landmark destination. Learn more at: https://lnkd.in/gDUxc-Vi
