This is an interesting case study on emergency planning. Who would you expect to commission or write an emergency plan for an apartment building? The committee or the Building Manager? In 4 years I’ve seen over 10,000 individual student accomodation bedrooms and here’s what I’ve learnt: Communication is a two way street and without onsite managment working with you, you may aswell walk into a brick wall. Cross the Ts and Dot the I’s with expectations. Everyone needs to be singing off the same hymn sheet from the beginning otherwise it’s going to cause unnecessary stress and waste time. (ie are rooms going to be de rubbished prior to commencement, correct check out dates & times, call back / sign off procedure’s) Finding a cleaning company isn’t hard but finding the RIGHT one is. Many companies over promise and under deliver meaning a big chunk of PBSA are scrambling for the right contractor to have availability. FM mobilisation - commercial tenancies: Practical Completion (PC) refers to the point at which all building works are completed, and an occupancy permit is issued signifying the space is “fit for occupation” – however, “fit for occupation” is not the same as “ready for occupation”. You cannot relocate your staff or open for business until service providers have been procured and onboarded, assets and equipment have been tested, operations spaces have been set up, training completed, the tenancy stocked and cleaned, SOPs developed and implemented, and all of the necessary systems and information made available to relevant stakeholders. Naismiths team in the South grows with new appointment NATIONAL real estate consultancy Naismiths has appointed a new senior surveyor, boosting the business’ growth in the South. Peter Norris joins the team with a wide variety of experience, having started in the industry as an apprentice aged 18 before completing a Higher National Certificate in Building Studies, as well as a master’s degree in Commercial Management at the University of Westminster. After becoming a chartered surveyor, Peter progressed to the position of associate director at consultancy BAQUS. Peter has experience in sectors spanning healthcare, residential, education, leisure and commercial, and has recently spent time working on a self-employed basis as a project manager and quantity surveyor, completing various projects, including a golf club, for an ultra-high-net-worth individual in Hampshire that saw them develop a 400+ unit-strong residential portfolio. Other significant projects Peter has completed include a 50,000 sq. ft office building. Now based in the business’ London office, Peter’s primary responsibility will be fund monitoring projects across Kent, Surrey and London.
