"The team investors and city contend that 40 percent of spectators will travel to the stadium via public transportation. They claim that 10 percent will walk or bike, and that most of the rest will take shuttle buses from one of several yet-to-be-identified remote parking lots. "But at Fenway Park, which is within 0.3 miles of a T station, and just steps from the commuter rail, barely 23 percent of attendees use transit. Project backers would be lucky if even 20 percent of White Stadium event attendees arrive by transit. "The result will be traffic gridlock. Secondary and tertiary markets are ponying up to retain/attract minor-league sports teams. ~$2 billion has been spent renovating or building new stadiums over the last half decade. At least 85% of that total was public funding. Why? Stadium construction projects can activate an otherwise dormant tax base, and the future tourism and tax benefits should dwarf building costs. Penrith Stadium receives planning approval The Penrith Stadium redevelopment has reached a major milestone with the NSW Department of Planning, Housing and Infrastructure having granted planning consent, clearing the path for a contract to be awarded and work to start. With the planning green tick of approval, a contract is expected to be awarded soon for a builder to start work early next year, with completion set for 2026. You can now access all planning details of the design, construction, and operation of the redevelopment on the Major Project planning portal. The State Significant Development application and its supporting Environmental Impact Statement were on public exhibition from May to June 2024, with feedback addressed in the Response to Submissions in August 2024. Penrith Stadium is set to become a superior entertainment venue, improving the experience for fans and spectators, with better seats and sightlines in new grandstands, more food outlets, amenities and recreation space, new scoreboards and ribbon boards, sound systems and lighting. As part of the upgrade, the ground capacity is set to be increased to around 25,000 and an additional 5,000 capacity when hosting up to 10 concerts a year. The newly designed stadium will bring fans closer to the field with premium views and larger, steeper western and eastern grandstands, boosting energy, sound and excitement for fans, teams and players. The design concepts are developed by Populous, a global architectural design firm specialising in creating environments and venues that draw communities and people together. After 30 years, billion-dollar arenas and stadiums are considered outdated. They are then used as leverage for billionaires to hold cities hostage and nickel-and-dime residents into paying for a replacement instead of using some of those billions that the billionaires have. And then I think about the Colosseum - the real one, in Rome. And about theaters in Greece. And about the Verona Arena, which was more or less the test-case for the Colosseum (built about 50 years earlier) and is in such good shape that it still holds concerts today. And then I think about how the Silverdome, built in 1975, is now an Amazon warehouse. And about how the Buffalo Bills completed a $130m renovation 9 years before announcing a $1.7 billion new facility across the street from their current stadium, which will almost certainly be torn down in my lifetime. And about how the Texas Rangers' stadium opened in 1994 and they moved into a new stadium in 2019. You have to wonder what, if anything, will still be standing 2000 years from now, right? It won't be stadiums (they'll get torn down), it won't be houses (they'll be torn down and replaced), and it won't be schools (lax-levies fund new schools all the time). Will skyscrapers be able to withstand ever-increasing severe weather? Almost certainly not. Civic buildings? Maybe! They're shorter and sturdier, after all. My bet? Pyramids, Roman arenas, and other ancient works. Something 100 years old isn't worth protecting in a crowded city, but something ancient is already established as worth saving and will continue to be, even as everything around it gets torn down and rebuilt ad nauseum. This is probably not worth a linkedin post, but my 1-year-old is *very* interrupty and I needed to get it out.

Local CLE Take: Browns Stadium moving off the lakefront is the best thing for the city of Cleveland and Northeast Ohio. Ideally, the stadium would be rebuilt on Scranton Peninsula, driving further infill development along the river, in the heart of the city. But since that doesn't seem possible, the second best place is in Brookpark. 1) The opening of the lakefront in the heart of the city will drive massive residential and commercial development. This must be a priority. 2) While the emotional loss of the "muni-lot" lore and restaurant traffic will be a tough pill to swallow, the reality is: Browns' stadium drives 10-15 days worth of business to downtown. Replacing that with year-round, sustainable traffic from a revitalized lakefront will dwarf this in 5 years. 3) Even though Brookpark is a different municipality, its direct proximity to the municipally owned Hopkins Airport will create a MASSIVE opportunity to drive much-needed improvements to the functional layout and operation of a major regional asset. Major civic investments like this are a regional opportunity. City and civic officials should not view this as a zero-sum game. CLE stands to gain massive value and finally rectify poor planning decisions that have blocked access to the lakefront. Holding onto something just because it's always been that way, doesn't make it best. Let's dream bigger than "what was"! https://lnkd.in/esuNsdbR

It’s happening in every sport, in nearly every market, at every level: to help finance a new stadium or arena and increase revenue, professional sports teams—and some colleges—are developing mixed-use commercial real estate districts around their venues and maintaining ownership in the assets, a concept known as stadium anchored mixed use development. Stadium anchored development is blurring the lines between professional sports and commercial real estate—and has become a somewhat controversial topic for cities, states and taxpayers— so we decided to cover the topic in an on-going blog series.
