The pull back from banks in the CRE lending space jolted the industry. With traditional banks largely out of the business of lending to commercial real estate, we have seen the rise of non-bank finance companies and lenders. Among the largest to focus on CRE is ACORE CAPITAL. On the latest episode of The Distribution, I sat down with Warren de Haan to discuss the role of non bank lenders. In our discussion, we went beyond the headlines which highlight the proliferation of non-bank lenders to understand some of the nuances that are required to have a durable advantage. Hint: One of them is "scale".

Despite the Fed’s recent interest rate cut, rates aren’t where they used to be, which means that many banks are still holding back on lending. PACE Loan Group Originator Ina Montejo explained how PACE can function as participant or A-Note, filling in the resulting financing gap in a recent blog post titled #CPACE: A bank’s low-risk, passive partner in the cap stack. Ina goes on to explain that C-PACE can also #refinance eligible improvements previously completed in the past one to three years, infusing #liquidity into projects to pay down mortgage loans, fund operating reserves, and, in some cases, repatriate equity. Capital One reports that while some borrowers accumulated significant debt during the pandemic, overall consumer credit health is stable, with most metrics returning to pre-pandemic levels. CEO Richard Fairbank highlighted that those struggling with debt are not primarily low-income borrowers, and stronger income growth at the lower end of the spectrum since 2020 has helped stabilize trends. The bank’s credit performance remains strong, with a 9% year-over-year increase in net interest income, despite some minor impacts from changing Federal Reserve rates.
