$93,000.00/yr - $125,000.00/yr
Job Summary: The Superintendent is responsible for supervising on-site construction of a project(s) at one or more locations and serves as the General Contractor's representative on the jobsite(s) under the direction and in partnership with the CM and the PM. Must ready to travel approx 70% across different site locations such as Phoenix, AZ, Chicago, IL and Santa Clara, CA.
Essential Duties and Responsibilities:
Ensure the implementation of site safety by all parties onsite, including always ensuring a clean and safe site.
Ensure the implementation of the Quality Assurance Project Plan.
Control the project site logistics including access of all labor and materials to the site, including the control of all laydown and storage areas.
Plan and then ensure/provide and maintain the protection of the site.
Review and understand the project's contract documents inclusive of the drawings and written specifications.
Document the field record of the project through recording and distributing "Daily Reports ", "Meeting Minutes " and other pertinent documentation as directed by the CM/PM while maintaining organization of these records for immediate review on the project site.
Supervision of Site Staff:
Directs the site team tactfully and in a highly communicative fashion.
Coordinate the sequence and work of all subcontractors and vendors onsite.
Resolve conflicts with trade sequencing and scheduling in the interest of maintaining the project schedule. Take the necessary corrective action(s) as required to mitigate impacts to the schedule and budget (in conjunction with the PM).
Active direction of site team tasking (administration, accounting and MEP coordination) in conjunction with the PM.
Scheduling:
Take part in the development of the project schedule, including Pull Planning schedule
Provide a three week look ahead schedule for the project on a weekly basis. This schedule must be in collaboration with the subcontractors, equipment vendors, OFCI vendors and the Owner direct vendors.
Manage the receipt and coordination of Owner Provided Contractor Installed (OFCI) equipment.
Resolve Unforeseen Conditions:
Unplanned interferences, contract discrepancies, and other construction conflict problems and disputes between contractor, site staff, inspector, project manager and professional consultants
Provide technical assistance:
Interpretation of drawings and specifications and other contract documents for constructability, biddability, site access, staging, material laydown,
Recommend construction methods and equipment, and changes to maximize the ultimate success of the project
Review and provide comment to Change Order Requests (COR) from the sub-contractors.
Research and validate relative to the contract documents in conjunction with the CM and the MEP Coordinator (if applicable).
Project Complexity:
Capable of executing larger and more complex projects out of mastery of process, organization and demonstrated experience.
Commissioning
Coordinate Commissioning activities or support those activities
Be familiar with the Cx practices and the requirements of MEP systems
Leadership:
Works independent of the CM/PM's direction while maintaining viable communications with the team's leadership
Minimal Qualifications:
Ready to Travel: This is not a remote role and requires regular travel, 70% or more.
Education: High School diploma.
Certification/Licensure:
OSHA 30 Hour Certification.
Army Corps of Engineers - Construction Quality Management (CQM).
Must be able to Pass a background check, including drug screening.
Valid Driver's License.
Knowledge, Skills and Qualifications:
5 to 7 years of Data Center experience as a site super or project engineer, including experience with the installation of mechanical & electrical systems.
Experienced with MSN Office Suite including: Outlook, Word, Access, Excel, Microsoft Project and PowerPoint as well as Adobe Reader/Acrobat and other business software applications with Timberline experience desired
In-depth Knowledge of applicable building codes and regulations, pertinent governing safety regulations, building trade terminology, and technical aspects of field specialty
Knowledge of all aspects of construction (technology, equipment, methods); craft agreements, jurisdiction, negotiations
Experience in construction scheduling and cost control
Experience in preparing, maintaining and managing all on-site project documentation
Organized, analytical self-starter with ability to problem solve and work independently
Strong interpersonal skills including verbal and written communications
Ability to manage diverse groups and create and foster a team approach to the project
Physical Demands: While performing the duties of this job, the employee is regularly required to talk and hear; and use hands to manipulate objects or controls. The employee is regularly required to stand and walk. On occasion the incumbent may be required to stoop, bend or reach above the shoulders. The employee must occasionally lift up to 25 pounds. Specific conditions of this job are typical of frequent and continuous computer-based work requiring periods of sitting, close vision and ability to adjust focus
