Base pay range

$90,000.00/yr - $100,000.00/yr
We are looking for a Design Manager to join our Student Living Development team. You will lead architects, engineers, and consultants through the full design lifecycle of new construction projects, from schematic design to permitting, GMP, and IFC. You will also provide support during construction to ensure the design intent is maintained according to the project business plan. You will be an important part to the pre-development process and prepare test fits, density studies and zoning analysis to inform underwriting.

You have experience in architectural design and construction for student housing or multifamily projects. You have a background in managing project teams through the design and construction phases while ensuring projects are completed on schedule and within budget. Collaboration with internal departments, partners, lenders, and third-party leasing or operations teams will be important.

You will report to the VP of Design & Strategy.

You will work at our home office in Fulton Market 4-5 days a week and travel up to 1 - 2 times per month or more.

The salary for this role is $90 K - $100K.

Responsibilities

  • Collaborate with internal project and design teams to review project status, address technical issues, coordinate between disciplines, follow schedules, and mitigate project risks.
  • Oversee the design process for Article Student Living projects, including selecting and contracting design teams and consultants.
  • Support the entitlement phase by participating in municipal meetings and hearings.
  • Conduct site analysis during the design and planning stages.
  • Review drawings at main project milestones to ensure compliance with design and construction standards, efficiency goals, and budget constraints.
  • Communicate project updates to our teams and relay design revisions to the design team.
  • Lead coordination efforts with our teams—including Construction, Interior Design, Investment, Property Management, and Operations—to integrate functional and design solutions into each project.
  • Guide consultants in budget design and collaborate on value engineering solutions to maintain cost efficiency.
  • Contribute to the development and continuous improvement of design standards and processes.
  • Foster creative design solutions through thoughtful leadership.
  • Support select operational processes, including validating invoices and ensuring adherence to vendor payment terms.
  • Demonstrate knowledge of RFP processes, permitting procedures, and consultant budget management, ensuring internal approval compliance.

Job Requirements

  • Bachelor's degree in Architecture, Construction Management, or Engineering with an architectural background.
  • 5+ years of experience in development in student living or multifamily housing.
  • Experience working with an integrated development firm.
  • Proficiency in SketchUp; familiarity with AutoCAD and Revit.
  • 5+ years of experience in a Project Architect or Construction Administrator role.
  • Background in managing project budgets and schedules.
  • Negotiate consultant contracts to provide a coordinated project is designed and delivered
  • Capability to manage workloads across multiple projects, typically 4-6 at a time, while maintaining quality and efficiency.
