Description: The Construction Manager will coordinate the project from the final design phases through construction completion and resident move-in. Responsibilities include managing scope, cost, and schedule from the permit phase through construction completion. The role involves project planning, contract finalization, preconstruction permitting, and managing risk for multi-family and student housing projects across the U.S.


Requirements:

Basic Qualifications:

  • Education: Bachelor’s degree in Architecture, Planning, Building Engineering, Construction Management, Civil Engineering, Business Admin, or related fields.
  • Professional Experience: Minimum five years in architecture, building engineering, construction sciences, or real estate development. Three or more years of team management experience.
  • Skills: Experience in wood frame and/or high-rise construction, managing construction costs and schedules, excellent presentation skills, understanding of design and construction documentation, municipal approval and permitting processes, bidding and negotiation processes, familiarity with professional service contracts, and experience with project-based budgets and forecasts.
  • Software Knowledge: Excel, Word, Bluebeam PDF, Microsoft Project, AutoCAD, Procore, Sketch-up.

Position Responsibilities:

  • Act as the main interface for all relationships during construction, move-in, and operations.
  • Ensure no changes to project scope without approval.
  • Assist in negotiating the general contractor prime contract.
  • Review and assemble contract exhibits.
  • Negotiate local utility contracts.
  • Lead efforts to solicit bids and negotiate contracts for owner-provided items.
  • Collaborate with the in-house design studio.
  • Manage project tasks within scope, schedule, and budget.
  • Oversee risk management and develop communication plans.
  • Report project status to stakeholders.
  • Prepare monthly and site visit reports.
  • Facilitate lender approval for pay applications.
  • Resolve schedule conflicts and manage project scope changes.
  • Monitor project deliverables and progress.
  • Track budget, expenditures, and project status.
  • Develop board reports and real estate strategies.
  • Support investment team members with budgets, contracts, and market analysis.
  • Manage zoning, environmental, and construction regulations.
  • Provide support to leasing and marketing teams.
  • Understand project design and technical details.
  • Adapt to project scope and schedule changes.
  • Solicit and review proposals for design consultants.
  • Monitor workflow and timing of design professionals.
  • Direct team deliverables for project milestones.
  • Organize and distribute project documents.
