Location: Various projects across the United States. Willing to consider candidates based in all locations. Katerra Affordable Housing specializes in affordable multifamily housing renovations. We are experts at temporary relocation. We know the sensitivity of occupied buildings and the urgency of finishing on time.
Supervise field personnel, schedule, direct efficient upright construction under budget, renovation of occupied units, turn units quickly, low resident impact, reports to General Superintendent. Responsibilities include but not limited to, the following:
Takes direction from Superintendent and Project Manager, informs of problems, communicates solutions
Promotes safety, adheres to company policies, job site safety meetings, satisfies client, management and residents
Assists Superintendent and Project Manager in development and refinement of schedules and updates
Assists with planning and coordination of field construction activities, motivates and encourages excellence
Provides backup to Superintendent when necessary, and directs sub-contractors, material suppliers, vendors, inspection agencies as needed
Maintains efficient production, proper project completion and profitability, meets deadlines and schedules
Broad knowledge and understanding of the contract, drawings, specifications, addenda, subcontracts
Proactively reduces and resolves problems and disputes, supervises to eliminate potential cost impacts and risks
Identifies and remedies design deficiencies, unworkable details, potential code violations
Use constructability thru construction means, methods, materials, interrelated cost variances to preserve the budget
Cross-functions with Project Manager, Superintendent, Onsite Management, Architects, Engineers
Continually upholds build-ability, project execution and assures acceptable work flow and smooth running project
Reviews subcontractor daily reports and materials and imposes consistent completions from daily job walks
Substantially minimizes owner punch lists and goes above and beyond the call of duty regarding customer service
Remains committed to the property, project, client and KATERRA AFFORDABLE HOUSING and whatever it takes to get the project completed
Maintains subcontractors contractual requirements as condition precedent to beginning their work
Ensures field staff, subcontractors, vendors and suppliers stay safe, productive, and avoid all work stoppages
Cross-functions effectively to support quality relationships with KATERRA AFFORDABLE HOUSING teams from project start-up through closeout
Provides leadership that maintains a healthy and harmonious worksite always and strives for positive project morale
Demonstrated commitment to diversity, learning and successfully working in multicultural environments.
Required Skills & Experience
Experience in working with occupied renovation projects preferred.
Blueprint reading, cost analysis, computer skills in Microsoft suite (Excel, Word, Project, Outlook)
High school diploma or equivalent required. College degree preferred. 30 hr OSHA training. CPR certification.
Experience: 3+ years of residential or multi-family superintendent experience directly related to this job description.
Constant travel required, flexible as workload dictate.
May include weekdays, weekends and or holidays. Position performed at jobsite Conditions and locations will vary.
While performing duties of this job, would regularly be required to stand, walk, sit, reach with hands and arms, climb or balance, stoop or kneel, talk and hear, and use fingers and hands to feel objects, tools or controls, occasionally lift or move up to fifty pounds.
Use time management, critical thinking, communication, public awareness, and computations, systematic. Requires a high degree of independent decision making and professionalism.
