    🚧 Construction Progress at Station Yards - Phase 2B 🚧 Exciting progress is underway on the next phase of The Core Apartments at Station Yards! The structural foundation for the residential portion is nearly complete, clearly outlining the full footprint for the upcoming wood-framed construction. Framing is advancing steadily, reaching the third floor on the North side and the second floor on the East. Slab preparation is also underway along the South and West legs to support additional framing. On the West side of the site, near Garrity Avenue, sitework is in progress for the new precast parking structure, with footings and foundation beginning to take shape. In addition, underground systems are being actively installed as plumbing, fire sprinklers, and electrical trades work hard to lay the essential infrastructure. Stay tuned for future updates as the transformation of Station Yards continues!

  • 🚀 Construction has officially begun on the Northern Virginia Science Center, set to become an important cultural touchstone in our Kincora development in #LoudounCounty. Monday’s groundbreaking marked a major milestone in our two-decade vision for Kincora: to build not just a development, but a destination rooted in innovation, education, and community. This 70,000 sq. ft. interactive science museum will spark curiosity, fuel innovation, and serve as a regional hub for learning and connection. Thanks to strong partnerships with Loudoun County and the Commonwealth of Virginia, we’ve invested over $150 million in critical infrastructure to support this vision, including two bridges over Broad Run River, three miles of highway, and a full cloverleaf interchange. We’ve always believed that great places grow around great institutions. As the Science Center evolved from a mobile classroom to a 10,000 sq. ft. concept and now a 70,000 sq. ft. flagship, we redesigned Kincora’s downtown to place this inspiring destination at its anchor. And this is just the beginning. The next phase at Kincora includes 2,000 new residential units and over 400,000 sq. ft. of retail, all designed to complement destinations like the Science Center, PINSTACK, and the National Museum of Intelligence and Special Operations. Congratulations to the Northern Virginia Science Center Foundation on this exciting achievement.   • 📈 Long Island’s economy is growing, but without more housing, that growth is at risk. At HIA-LI’s Economic Development Symposium last week, TRITEC Executive Vice President and Partner Jimmy Coughlan joined Suffolk County Industrial Development Agency Executive Director and CEO Kelly Murphy, Town of Islip Supervisor Angie Carpenter, and Town of Smithtown Supervisor Ed Wehrheim to address the critical need for housing to match Long Island’s job growth. Since 2012, Nassau and Suffolk ranked near the bottom of 141 large U.S. counties in housing growth. Suffolk County built 80% fewer housing units than comparable regions, despite strong job creation and rising demand. “When we build strong, vibrant communities, it helps our young professionals stay on Long Island,” said HIA-LI President & CEO Terri Alessi-Miceli.
