Streams Development Construction Manager, Greg Dmyterko and I went to inspect progress on the Public Storage development at Mauldin Road near Pleasantburg Road in City of Greenville, South Carolina. The decking on the second floor is in place and being prepped for another concrete pour this week. Elevate Structures had their installers buzzing for the last two weeks framing out the ground floor. Nice work by Creative Builders Inc. in gaining ground in our schedule and driving our November delivery date. The self-storage industry saw tremendous development in the years post-COVID, and 2024 finally saw new developments begin to moderate - a trend anticipated to continue into 2025 and 2026. Interestingly, even with this increased supply, demand for storage units continues to keep average occupancy rates within the 90% range. This is one of the many reasons I continue to be bullish on self-storage development. December CPI has been the highest since March of this year and has risen by 0.4% month over month. While the annualized CPI now stands at 2.9%, shelter costs have risen 4.1% over the same period. With rising inflation, a strong jobs report, and an unemployment rate still at historical lows, pundits are now speculating that the Fed Rate cuts may be over and that the Fed Rate may even increase in 2025. The Fed needs to give Fed Rate increases more time to work through the economy and continue to bring prices down. Even speculation that the Fed Rate may hold steady in 2025, or there may even be increases, will see housing developments continue to sit on the sidelines for a more favorable interest rate environment. This will continue to put upward pressure on shelter costs, which are already unsustainable.
