BOMA New York is excited to witness Manhattan’s office market entering a strong recovery in Q1 2025, with 12.2M SF of leases signed – the highest since Q4 2019.     Hudson Yards New York continues to lead with the lowest availability at just 9%, while large tenants are expanding, driving 16 deals over 100K SF totaling 4M SF.    Notable deals include Jane Street Capital, LLC expanding to 1M SF at 250 Vesey St., and Universal Music Group leasing 334K SF at 2 Penn Plaza, marking the largest deal of the quarter.    Trophy and Class-A office spaces remain in high demand, with availability for trophy offices now below 12%. Through BOMA New York and New York Blood Center’s ongoing "Skyscrapers for Life initiative", BOMA New York members have played a vital role in meeting this demand, uniting property management leaders across New York City and Long Island to host blood drives and encourage participation.     In 2024, this collective effort exceeded expectations, achieving 107% of the donation goal with 1,614 donations made between May and October. However, the need for blood donations remains ongoing. This year, let’s raise the bar even higher! With a bit of friendly competition between buildings and teams, we can make an even bigger impact. GlobeSt.com reports that upscale office buildings are thriving in Manhattan, with Class A and Trophy properties dominating the market. In 2024, these high-end assets accounted for 295 million square feet, representing 57.7% of the city's total office inventory. Leasing activity remained strong, with 76.7% of all deals involving Class A and Trophy properties. Notably, 32 million square feet commanded rents exceeding $100 per square foot, underscoring the demand for top-tier office spaces. As companies prioritize high-quality workplaces, landlords of premier assets are scaling back concessions, signaling confidence in the market’s continued flight to quality.
