There's growing discussion about reinstating 100% bonus depreciation—a potential game-changer for commercial property owners and investors. Under the Tax Cuts and Jobs Act, full bonus depreciation allowed businesses to immediately deduct the full cost of eligible property, but it has since begun phasing out, dropping to 40% in 2025. If restored, this could significantly enhance the benefits of cost segregation studies, which help property owners accelerate depreciation and maximize tax savings.
