The National Housing Federation is the voice of affordable housing in England. We believe that everyone should have the home they need at a price they can afford. That's why we represent the work of housing associations and campaign for better housing. Our members provide two and a half million homes for more than five million people. And each year they invest in a diverse range of neighbourhood projects that help create strong, vibrant communities. Our mission is to support and promote the work that housing associations do and campaign for better housing and neighbourhoods.

Our research shows that social housing providers could build 91,000 new, affordable homes with equal access to building safety funding.   • Are you ready for the new Heat Network Regulation? From 1 April 2025, all housing associations with a heat network automatically became members of the Energy Ombudsman. This marks the first step in the new heat network regulatory regime coming into force. Two-thirds of all existing heat networks are owned and managed by social landlords, mostly in the form of communal boilers. The Energy Ombudsman is urging housing associations to register your details to receive more information.   • We’ve officially launched our five-year business strategy – setting out the positive change we want to deliver by 2030. Our business strategy sets out high-level sector ambitions, our strategic objectives for the next five years and a range of outcomes that are focused on enabling housing associations to deliver. In her blog, our Chief Executive Kate Henderson explains how people from across the social housing sector have helped shape this strategy and gives thanks to everyone that took the time to get involved.   • The poorest people in the country are paying for the building safety crisis. A record 164,000 children are homeless and funds are being diverted from new social housing to pay for building safety. Starts of new affordable homes have already fallen by 40% due to financial challenges, caused by lack of funding. As per our letter to Rt Hon Rachel Reeves and Angela Rayner, this will worsen the housing crisis, undermine their housing ambitions and cost the government more in the long term.   • Our Exec Director Rhys Moore and Ian McDermott (he/him), CEO of Peabody, speaking to Sky News about the urgent need for funding to make social housing buildings safe. Our research today with Savills reveals that 91,000 new affordable homes could be built with equal access to building safety funding. It is indefensible that money to make buildings safe is coming from social housing tenants and those most in need of affordable housing.   • In the Financial Times today, our research with Savills reveals 91,000 new #AffordableHomes could be built if #SocialHousing had equal access to #BuildSafety funding. Due to lack of funding, social housing starts have decreased by 39% to just over 40,000 homes – the lowest number since 2016. The government must fund building safety in social housing at the upcoming #SpendingReview to meet its 1.5m new homes target. https://lnkd.in/e7aaGdGN
