  • Helical has, alongside a vehicle managed by Orion Capital Managers, exchanged contracts for the forward sale of 100 New Bridge Street, London EC4, to an undisclosed S&P 500 listed global business. The £333 million transaction (Helical share: £166.5 million) reflects a capital value of £1,712 psf and a net initial yield of 5%. Completion will take place upon practical completion of the building, expected in April 2026. 100 New Bridge Street will deliver 195,000 sq ft of best-in-class office space, targeting leading sustainability, wellbeing and digital connectivity standards including EPC A, BREEAM ‘Outstanding’, NABERS 5*, WELL Platinum and WiredScore Platinum. This forward sale underscores the strength of demand for high-quality workspace in prime Central London locations and reinforces our development-led strategy.   • Helical plc today provides an update covering its trading activity for the period 1 October 2024 to 10 April 2025 ("the Period") in advance of the publication of its Full Year results, which will be announced on Wednesday 21 May 2025. It has been a highly active period marked by key planning achievements, development milestones, and notable sales, including the forward sale of our 195,000 sq ft carbon-friendly office scheme at 100 New Bridge Street to a global S&P 500-listed occupier for £333m. This marks the first full-cycle completion from our current development pipeline. Other recent highlights include: 🏢 The sale of our 50% share in The JJ Mack Building, strengthening our balance sheet and fully funding our development pipeline 🔁 Ongoing works at Brettenham House, 10 King William Street, and our pipeline of future schemes at Southwark and Paddington 📈 Continued leasing activity and asset management at The Bower and The Loom We also anticipate rewarding shareholders with a capital return of at least 50% of net profits from the 100 New Bridge Street JV, subject to business requirements.
