Architecture and Planning

Our goal is to improve people's quality of life by designing convenient, safe, and beautiful living spaces.

About us

We are an architectural firm that has been operating since 2011. Specializing in the design of residential homes, offices, hotels, and public facilities, our approach is centered on innovative design, community orientation, sustainability, and achieving our clients' goals. We undertake both new constructions and reconstructions, employing a comprehensive approach that brings together all necessary experts and specialists. Architects, designers, engineers, and constructors work together to create projects that are functional, safe, and visually appealing. These collaborative efforts ensure alignment of crucial decisions at every stage of the project, catering to the needs of all stakeholders and clients. From initial site assessment to the completion of detailed architectural plans, our experienced team is here to support our clients at every step. We prepare all necessary documentation and develop practical solutions that not only align with our clients' objectives but also enhance the site, contributing to positive community development. Effective design considers the client's end goal, integrates seamlessly into the existing context, and brings benefits to people. A quality project for commercial real estate means increased sales within the right budget through thoughtful decisions. For office spaces, it translates to enhanced productivity. In HoReCa, it's the atmosphere that immerses guests and leaves them with unforgettable impressions, turning visitors into repeat guests. A well-executed hotel project increases sales, reduces costs, and boosts profit. Quality design for individual residential projects is about meeting our clients' needs. Architecture should reflect the character of its inhabitants. Quality design makes architecture safe, beneficial, and beautiful.

  • Baust Architects – From Concept to Reality We’re finally in the home stretch with our first project, which has gone through an incredibly challenging journey to become a reality. Everything is nearly ready: only a few final details and landscaping remain, and soon we’ll be ready for handover. Spoiler: This building will have the best view from its windows in all of Kyiv 🍃 We’re already working on the next phases, so make sure to follow us to see what’s coming next.

  • Architecture is a dialogue. Yurii Udaltsov A dialogue between the client and the architect. Between the existing and the new. Between the object and the city. Between the past and the future. Between space and people. Between nature and the artificial. The truly great result is born where this dialogue takes place. When the architect understands not only the technical task but also the deeper meaning of the project. When the client doesn’t just commission a building, but together with the team, creates a space that works for people. Architecture is not just a set of walls and blueprints. It’s a balance between functionality and aesthetics. Between tradition and technology. Between stability and flexibility. Between the private and the public. Good architecture is always co-creation. It’s a space that shapes life, work, and emotions. If this approach resonates with you – let’s create quality spaces together.

After more than two years of dedicated work and collaboration, we are able to share that today, the construction permit for the new Bucha School has been officially issued! Here's the short recap: 🇺🇦 Bucha, a town in the Kyiv region, was one of the first to face the enemy and suffer from it. Because of the horrendous cruelty of the russian army towards Ukrainian civilians, Bucha became one of the bitter symbols of the war. After the de-occupation, numerous pieces of evidence of civilian killings, torture, and other crimes emerged. The housing stock suffered greatly, as did the social and educational infrastructure of the city – 14 schools in total were damaged during the occupation. 🌳 This isn't just any school – it's the first A energy class school in Ukraine, setting a new environmental standard for educational infrastructure. It is zero emission building, ensuring sustainability and protected biodiversity. 🏫 The Bucha School project has been a labor of love, resilience, and innovation, aimed at providing a safe, modern, and environmentally friendly learning environment for the future generations of Ukraine. The school will have a shelter that will be adapted for dual usage during peacetime. It will help the children return to education in school instead of studying at home. 🧒 A new modern school will replace old Soviet-type and damaged education infrastructure in Bucha, rebuild a social fabric for the community, and create additional capacity for 720 pupils in school and 180 in kindergarten. 🎨 The school is designed to have innovative education spaces with high aesthetics, creating a second home for children and enabling inclusive and modern education methods. It will be the education space that will empower children suffering from the traumatic experiences to reach their full potential. We want to thank from the bottom of our heart to the architect teams of 2L Architects & Engineers, BAUST architects, martins studio and all the volunteer specialists who contributed with their insights. We also want to thank to you, who provided necessary funds to complete the technical design phase, especially NOVUS, FIRSTPICK, PIRKLIŲ KLUBAS, UAB verslo centras and all the individual donors who donated on GlobalGiving platform. Let's continue to support Ukraine and celebrate this incredible recovery story! 💪🇺🇦 #BuchaSchool #Sustainability #Education #Ukraine #RenewableEnergy #Community

With the area of over 13,171 sq. m., the school will serve as a second home for 880 children, providing them with a modern environment for learning and growth. Bucha School is the first in Ukraine to achieve the highest A energy class, meeting the NZEB standard. This school premises are designed with exceptional acoustic and microclimate features tailored to support children with special needs and empower them to unlock their full potential. The school is designed by BAUST architects, martins studio and 2L Architects & Engineers. The school's design process also benefits from generous contributions of numerous designers and engineers who volunteered their expertise to create the modern education environment for Ukrainian children. #BuchaSchool #Inspiration #SupportUkraine #BuildBackBetter #Education #Architecture

  • The Principle of Prioritization in Urban Planning: Who Are We Designing Cities For? The modern approach to urban planning is based on a clear prioritization of space users. In Europe, this principle looks like this: ▪️ Pedestrians – the main priority. ▪️ Cyclists – an eco-friendly and convenient mode of transport. ▪️ Public Transport – an efficient and affordable means of travel. ▪️ Car Drivers – important but come after the first three. ▪️ Parked Cars – the lowest priority. 👉🏻 Why is this necessary? To create a comfortable, safe, and convenient environment for people. This approach makes transportation faster and cheaper while making urban spaces more attractive. 👉🏻 How do we apply these principles in residential complexes? We use this approach in designing large residential complexes with slight adaptations: ▪️ Pedestrians – the key users of the space. ▪️ Cyclists – dedicated cycling infrastructure separated from sidewalks, roads, and parking areas. ▪️ Cars – important, but they should not disrupt the residents' comfort. ▪️ Parking – dedicated areas for parking without compromising convenience. This approach enables the creation of convenient, safe, and beautiful pedestrian-friendly courtyards: lots of greenery, separate car access to buildings, and well-planned parking spaces. 💡 The Result? It allows us to create high-quality, safe, and eco-friendly spaces that significantly enhance the value of the residential complex and improve the residents' quality of life. #UrbanPlanning #SustainableLiving #PedestrianFriendly #SmartCities #EcoFriendlyDesign #ResidentialComplex #CityDevelopment
