Despite growing demand, purpose-built student accommodation (PBSA) remains a largely untapped segment in India’s infrastructure landscape. With supportive policy frameworks, proven global models, and a rising need for quality living spaces, this sector is now primed for private and institutional investment at scale. 💠 India currently has ~44 million students in higher education, with 26 million more expected by 2035. 💠 At the central level alone, there is a shortfall of over 300,000 hostel beds. Including state and private institutions, this translates to an investment opportunity exceeding USD 10 billion in primary asset creation. 💠 From PPP frameworks to InvIT/REIT-readiness, student housing is not only viable—it’s scalable, replicable, and offers steady, risk-adjusted returns.   • Following NIIF’s Investor Conference 2025, our Private Markets business held a full day session for our investors.
