Q1 2025 Market Update: Industrial Demand Remains Resilient The Dublin industrial market saw activity normalise in Q1 2025 following the exceptional post-pandemic and Brexit-driven highs. Despite this, take-up remained at a good level, exceeding volumes recorded in three out of four quarters of 2024. Lettings continued to dominate activity, while vacancy rates remained unsustainably low, particularly for larger modern units. Demand was firmly focused on well-located, energy-efficient buildings, reflecting occupier priorities around ESG and operational performance. Q1 2025 Market Update: Investor Demand on the Rise The first quarter of 2025 saw a significant uptake in investor enquiries, with strong interest from private investors, French SCPIs, and an increasing number of international buyers. Assets priced below €10M continue to perform well, driven by robust private investor demand. However, success remains highly sector-specific, with location and capital expenditure requirements playing a crucial role in deal flow. Looking ahead, the outlook for 2025 is cautiously optimistic.
