This transaction was completed in partnership with Brennan Investment Group, marking another milestone in our ongoing collaboration across multiple U.S. investments. This acquisition marks a significant addition to USREIP II, our second U.S. Real Estate Income Portfolio, following the success of USREIP I, which grew to over 3 million square feet across eight assets in key markets.  The portfolio, spanning 391,000 square feet, is strategically located across four of Chicago’s top industrial submarkets, which continue to outperform the broader market across several key metrics.     We are excited to share that Global Gate is developing a new logistics fulfillment center for REPA, Europe’s leading distributor of spare parts and accessories for catering equipment, in Unterschleißheim near Munich. This EUR 100 million brownfield revitalization project, commissioned by our balance sheet investment vehicle Edison Monroe Properties (EMP) and executed by Panattoni, will create approximately 32,600 m² of modern and sustainable space and is scheduled for completion by 2027. Acquired in 2021 as part of our U.S. Real Estate Income Portfolio (USREIP), the properties span 955,000 square feet and benefit from a prime location just 12 miles east of Philadelphia, with excellent access to major transportation hubs. During our ownership, we implemented significant upgrades, including the installation of solar panels, conversion of office spaces to industrial use, and other capital improvements to enhance the portfolio's value and sustainability.
